New developments for sale in Estepona, Costa del Sol

New developments in Estepona

New developments in Estepona, the most dynamic new-build market on the western Costa del Sol, with contemporary apartments, penthouses and villas from the New Golden Mile to the hills of Selwo.

Where is Estepona building?

Estepona has what Marbella lacks: building land on and near the coast. As a result, it has grown in recent years into one of the largest new-build markets on the Costa del Sol. On the New Golden Mile, between Guadalmina and Estepona, developments are rising on or close to the beach in Cancelada, Costalita, El Padrón and El Presidente. In the hills around Selwo and above Atalaya and El Paraíso there are sea-view complexes, often terraced into the slope.

There is also plenty of building around the centre and west of town, with apartments within walking distance of the beach and port. Around Valle Romano and in the hills behind town you will find new semi-detached homes and villas, often near golf.

Prices, costs and buying safely

According to idealista, the average in Estepona rose 17.1% in a year to €5,021 per m² in September 2026. New builds are often above that average, especially with sea views or on the beach. In districts with lots of new build the annual figures rest on limited data, so always compare actual projects. New builds carry 10% VAT plus 1.2% AJD, instead of the 7% transfer tax on resale homes.

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy. Have your lawyer check the building licence, payment schedule, specifications and ten-year structural insurance, and look at the developer's track record.

A practical point: in areas where a lot is being built at once, you may live next to a building site for the first few years. Ask what is planned around you before you choose.
