Where is Mijas building?
Mijas is one of the most popular new-build municipalities between Málaga and Marbella. The reason is simple: there is still space, the airport is close and prices are lower than further west. Most projects are in the hinterland of Mijas Costa: around La Cala Golf, in La Cala Hills and on the hills above Calahonda and Riviera del Sol. Typical are developments of apartments and penthouses with large terraces, communal gardens and pools, often overlooking golf and sea.
Semi-detached homes and villas are also appearing around Calanova and Cerros del Águila, along with smaller projects closer to the centre of La Cala.
Prices and costs
Idealista recorded an average asking price of €3,717 per m² in Mijas in September 2026, up 8.5% on a year earlier. La Cala de Mijas was higher, at €4,613. New builds usually sit above the municipal average, especially with sea views, but remain clearly cheaper than comparable projects in Marbella. New builds carry 10% VAT plus 1.2% AJD, instead of 7% transfer tax.
Buying off-plan safely
When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy in your name. Have your lawyer check the building licence, payment schedule, specifications and ten-year structural insurance, and look at the developer's track record. Also check how far the project is from the beach and shops: many golf projects are a few kilometres inland, which makes a car essential.
