About Aby Middle

Aby Middle is one of the few new developments in Estepona where you can still find a home with sea views for under €450,000. The complex of 72 homes sits in the hills by Estepona Golf, around 1,700 metres from the beach. We currently have five homes on offer, from €330,000 to €442,000. Completion is planned for July 2027.

You choose between three options. The first-floor apartment has two bedrooms and a 21 m² terrace: compact outside, but the most affordable way in. The ground floor homes get a private garden of 55 to 84 m², with two or three bedrooms. If you prefer to live higher up, go for a duplex penthouse with a terrace of up to 69 m² and a solarium. Every home comes with its own parking space and storage room; the basement even has room for golf buggies.

The complex is gated and has a lift. Shared facilities include a pool, a chill-out terrace and a coworking space, handy if you sometimes work from Spain. One agent's listing also mentions a gym; that is not in our data, so we will have it confirmed.

Location

Estepona Golf lies in the green countryside west of Estepona town centre, between the A7 and the hills. It is a quiet residential area around an 18-hole golf course. Aby Middle sits 53 metres above sea level, enough for panoramic views along the coastline. This is not a neighbourhood for strolling and people-watching: you come here for peace, golf and space, and drive into town for restaurants and shops.

Everyday life is well catered for. The supermarket is a 7-minute drive or 27-minute walk away, Estepona hospital a 7-minute drive or 21 minutes on foot. Estepona town centre is 13 minutes away. Allow 29 minutes to Puerto Banús, 47 to Gibraltar airport and 69 minutes to Málaga.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Aby Middle sits at around 53 metres above sea level.

According to the data, all five homes on our list have sea views. The orientation of each home is not stated; because the ground floor homes sit lower, we check unit by unit how open the view really is.

Homes and finishes

Each home has its own aerothermal system for hot water and for ducted heating and cooling with grilles. It is energy-efficient and helps explain the B energy rating. The kitchen comes with an electric oven, induction hob, extractor hood, fridge and dishwasher. The living room and kitchen flow into each other, with large windows onto the garden or terrace. At handover we check that the appliances match the specification, that the air conditioning works in every room and that the gardens drain properly.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Aby Middle through Privé.

Who is Aby Middle right for?

Aby Middle is a logical choice if you want a new build with sea views on a limited budget, for golfers who want the course on their doorstep, and for buyers looking for a quiet place to spend the winter. Thanks to the low entry price, it can also be an interesting investment for long-term letting. If you want to live within walking distance of the beach and café terraces, you are better off looking closer to Estepona town centre.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
