About Solaia
At Solaia, sustainability is not a throwaway line in the brochure. Heating and cooling run on geothermal energy, solar panels cover part of the communal consumption, rainwater is collected and water is reused. The development has energy rating A. It is a small residence of 22 homes in the Taraje area, on the stretch of coast between Marbella and Estepona known as the New Golden Mile.
The homes come in several types. Ground-floor garden apartments have generous terraces facing the greenery, other apartments overlook the pool, and higher up are homes with wraparound terraces. According to the description, the penthouses get a small private plunge pool and an outdoor kitchen. Every home has two parking spaces and a storage room. Communal facilities include a heated pool with a beach-style entry, a wellness area with gym, yoga room, sauna and steam room, a lounge and a coworking space.
There is controlled access and a concierge service available day and night. In our listings, prices range from €898,900 for a two-bedroom garden apartment to €1,868,500 for a four-bedroom home with 171 m² of terrace on the second floor. Another agent also lists penthouses above €2 million.

Sun, light and views
Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Solaia sits at around 32 metres above sea level.
The developer speaks of sea views from most homes, but our data does not confirm this. Garden apartments mainly look out onto greenery. For each home, we check on site what you can really see.
Homes and finishes
The finishes are described in concrete terms. You get fully fitted kitchens, large-format porcelain tiles inside and non-slip tiles on the terraces. The bathrooms have LED mirrors, thermostatic showers, electric towel rails and glass shower screens. There is a home automation system, an armoured front door and full air conditioning. The underground car park includes charging points for electric cars. We compare the specification list with the purchase contract and check how the geothermal system is maintained and what that adds to the community fees.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Solaia through Privé.

Our honest verdict on Solaia
Strengths
- Only 22 homes, with a concierge and controlled access.
- Strong sustainability package: geothermal energy, solar panels, rainwater harvesting and rating A.
- Beach a 3-minute drive away and supermarket an 11-minute walk.
- Two parking spaces and a storage room per home, plus charging points in the garage.
- Wellness area with sauna, steam room and yoga room within the residence.
- Small price step from 2 to 3 bedrooms: €106,050.
Points to consider
- Price per m² is 57% above the new-build average in Estepona.
- Sea views are promised but not confirmed in our data.
- Sources differ on the completion date: June 2027 in our data, late 2027 elsewhere.
- Expect high community fees, with a concierge and wellness area shared by only 22 owners.
- The 4-bedroom home costs almost twice as much as a 3-bedroom one.
Who is Solaia right for?
Solaia suits buyers who value quality and sustainability over the lowest price, and who appreciate a concierge service. It is a logical choice if you are often away and want to know your home is in good hands. It is less suitable if you are watching your budget or mainly after returns: the high price per m² and the fixed costs reduce the rental yield. If guaranteed sea views matter to you, check each home carefully.
Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
- Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
- Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
- Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
- Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
