Zenity Cyan, La Gaspara: eight detached villas with sea views in Estepona

About Zenity Cyan
Zenity Cyan is the villa phase of the Zenity estate, and you notice it straight away in the scale: not a hundred apartments, but eight detached houses. They are set on different levels against the hillside of La Gaspara, west of Estepona, so every villa looks out over the sea from the upper floor. Each house has four bedrooms over two floors, a private pool, a garden and a double garage. In our data the cheapest villa is listed at €1,625,000.
What sets Cyan apart from a standard development villa is the room to have your say. You can add options such as pool heating or an internal lift, each at extra cost. A lift may seem a detail, but if you later want to live here full time, it makes the difference between a house for ten years and one for thirty. For families the garage with automatic gate is practical, and the garden of the villa in our overview is around 110 m².
Sources disagree on the floor area. Our data gives the €1,625,000 villa a built area of 354 m² and an 85 m² terrace. Another agent's website lists 463 to 499 m² for the four available villas, with prices from €1,625,000 to €1,779,000. The difference probably lies in what is and is not counted, such as the garage and terraces. We request the official table of floor areas.
Amenities

Zenity Cyan in figures
At €4,590 per m², Cyan is 9% below the €5,038 median for new builds in Estepona and also 9% below resale homes (€5,021). For a detached villa with private pool and sea views that is a reasonable level, although it depends on which floor area you use. On top of €1,625,000 come VAT (€162,500), stamp duty (€19,500), notary (€9,800) and lawyer (€19,700): €1,836,500 in total. Outdoor space is not a strong point: an 85 m² terrace is 24% of the indoor area, less than 80% of developments. The planned completion of July 2026 has passed, yet the villa is not yet listed as key-ready.
| Price | € 1.625.000 |
| VAT (IVA) 10% | € 162.500 |
| Stamp duty (AJD) 1.2% | € 19.500 |
| Notary and land registry (estimate) | € 9.800 |
| Lawyer 1% + VAT (estimate) | € 19.700 |
Around 13.0% on top of the price in total. All purchase costs explained.
Terrace, solarium and garden combined, as a percentage of the living area (median). That is more than 20% of new developments in Estepona. Largest outdoor space: 85 m².
Calculated by Imagine Marbella on 20 October 2026 from the current supply of 71 new developments in Estepona and the average asking price of resale homes according to Idealista (September 2026). Costs are an estimate; we will prepare an exact calculation for you.
Location
The villas are part of the Zenity estate and sit on a slope in La Gaspara. This part of Estepona is young: around you are new developments, a few established villas and the coast road a short distance away. It is precisely the differences in height that let the houses behind one another still keep their sea views. You need a short drive for shops and restaurants, but you get the peace and quiet you miss in a town centre.
The measured distances apply to the Zenity estate as a whole. By car you are at the supermarket in 3 minutes, Guadalobón beach in 4 minutes and the Azata golf course or the hospital in 5 minutes. The secondary school is a 10-minute drive and San Pedro town centre 23. You reach Gibraltar airport in 45 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Zenity Cyan sits at around 48 metres above sea level.
Sea views are confirmed for the villa in our overview. You get the panoramic view mainly from the upper floor; what you see from the garden and pool varies by villa and depends on its position on the slope.
Homes and finishes
The villas have underfloor heating in every room, ducted air conditioning, an aerothermal system, solar panels, a kitchen with high-end appliances and motorised blinds in the bedrooms. The garage has an automatic gate. The energy rating is A. As the planned completion date has already passed, you should be able to see a lot for yourself on a visit. We focus on the retaining walls and waterproofing on the sloping plots, and we get the extra cost of the lift and pool heating put in writing.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Zenity Cyan through Privé.

Who is Zenity Cyan right for?
Cyan is designed for families and buyers who want a detached villa with its own pool, but without the upkeep of a large plot. It also suits anyone planning to live here full time later who takes the lift option. If you are looking for a big garden to play or potter in, or a villa with lots of terrace space, you will find more outdoor space elsewhere in Estepona.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Zenity Cyan
When will Zenity Cyan be finished?
The planned completion date in our data was 1 July 2026, and one agent's website gave the first quarter of 2026. Both dates have passed and the villa is not listed as key-ready. We request the current schedule before you reserve.
Can I have a lift installed in the villa?
Yes, an internal lift is available as an extra-cost option, as is pool heating. We make sure the price and technical specification are set down in writing before you sign.
How does it differ from the Zenity apartments?
Azure, Blau and Indigo are apartment phases with a shared pool. Cyan consists of eight detached four-bedroom villas, each with its own pool and garage. You do share the location and security of the estate.
How does payment work?
According to one agent's website, you pay a €22,000 reservation deposit, then 30% on signing the private contract and 70% on completion. That schedule may have changed in the meantime, so we check it.
Do I pay more if I buy Zenity Cyan through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Zenity Cyan, that adds up to around 13.0%.
