New developments in Estepona: projects, prices and what to look out for

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

Anyone looking for a new-build home on the western Costa del Sol almost always ends up in Estepona . Nowhere in the Golden Triangle is there more construction: in the first quarter of 2026, 540 new homes received permits in Estepona, compared with 66 in Benahavís and 35 in Marbella. Modern apartments with sea views, penthouses with roof terraces and architect-designed villas: the choice is huge. But not every project is equally good. In this guide you will find out what to look out for.

Why is there so much new building in Estepona?

In Marbella there is almost no building land left between the sea and the mountains. Estepona still has room, both along the coast and in the hills behind the town. In recent years the town hall has invested heavily in the centre, the seafront promenade and infrastructure, making the town attractive to developers and buyers alike. The result: a thriving new-build market and strong price growth, with asking prices up 17% in a single year.

Where is the coast building?

The New Golden Mile

Between San Pedro and Estepona, exclusive beachfront complexes and modern developments around El Paraíso and Los Flamingos are rising. This is the most sought-after area for new builds. Read our guide to the New Golden Mile.

The hills behind Estepona

Five to ten minutes from the beach, developments with panoramic sea views are being built, often with large terraces, pools and spa facilities. Here you get a lot of view for your budget.

Estepona West and Valle Romano

West of the centre, around the Valle Romano golf course, new complexes sit in a quieter setting, close to the beaches towards Casares.

The town centre

Every now and then smaller boutique developments appear in or near the centre, ideal if you want to do everything on foot.

How much does a new build in Estepona cost?

  • Two-bedroom apartment: often from €350,000 to €550,000, depending on location and views.
  • Three-bedroom apartment with sea views: typically between €500,000 and €900,000.
  • Penthouse with roof terrace: often between €650,000 and €1.5 million.
  • New-build villa: typically from €1.2 million, rising to over €5 million for villas with sweeping sea views or right on the beach.

On top of that, allow for 10% VAT, 1.2% stamp duty (AJD) and roughly 1.5 to 2% for the notary, land registry and lawyer.

Buying off-plan: how it works

  1. Reservation with a fixed deposit, which takes the property off the market.
  2. Purchase contract within a few weeks, often with a first payment of 20 to 30%.
  3. Stage payments during construction, depending on the project.
  4. Completion and title deed signed at the notary, when you pay the balance.

The developer must protect every advance payment with a bank guarantee or insurance policy. Have your lawyer check that you receive one for each payment. You can read more in our article Buying a new build in Marbella.

How do you choose the right project?

  • The developer: visit projects they have already completed and ask about their reputation.
  • The location: distance to the beach and the centre, traffic noise from the A-7, and what might be built around the project in the future.
  • The views: are the sea views guaranteed, or could a building go up in front later?
  • Orientation: a south or south-west-facing terrace gives you sunshine and sunsets.
  • The specifications: underfloor heating, air conditioning with a heat pump, home automation, insulation and materials. Check them in the contract, not just in the brochure.
  • The community fees: developments with lots of amenities have higher monthly costs.
  • Letting: are holiday lets permitted in the complex?

Advantages of a new build in Estepona

You get a modern, energy-efficient home with legal guarantees, often with amenities such as pools, a gym, a spa and coworking space. Buying off-plan lets you spread the payments, and in a rising market the value on completion may already be higher than the purchase price. What’s more, you can often still choose your finishes.

Disadvantages and risks

You have to wait for completion, often 18 to 30 months. Delays are possible. You are buying on the basis of plans and a show home, not an existing property. And in some new neighbourhoods, shops and restaurants only fully arrive after a few years. Careful selection of the project removes most of the risks.

Why use an estate agent?

With new builds, the agent’s commission is usually paid by the developer. So you have a free guide who knows the projects, knows which developers are reliable, often gets early access to the best units and negotiates on your behalf. We only select projects we genuinely believe in, and we follow the construction for you with photos and updates when you cannot be there yourself.

Our tip: always visit the surroundings

A show home and a glossy brochure tell you a lot, but not everything. Always visit the building site and the surrounding area at different times of day. See how long it takes to drive to the beach, the supermarket and the centre, and listen for traffic noise. We are happy to come with you and also show you comparable projects, so you can make a fair choice.

Frequently asked questions

Prices have risen sharply in recent years and demand remains strong. As always, the location, the developer and the quality of the project are decisive.
