Prices and payment in October 2026

As of 26 October 2026, the Maria Caridad homes we have available are priced from €650,000 to €875,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment plan is light: €10,000 on reservation, 10% on signing the purchase contract and 90% on completion. We can give you the completion date on request.

Estepona's old town is one of the prettiest on the Costa del Sol. Its whitewashed streets are decorated with thousands of brightly coloured flowerpots, and on the little squares, such as the Plaza de las Flores, locals and visitors sit on terraces beneath the orange trees. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
