What is One Estepona?

One Estepona brings the ultimate Mediterranean lifestyle right to your front door: an oasis in a unique setting, designed to enhance your quality of life. It is an authentic, limited-edition collection of 48 homes focused on quality and design, where beauty lies in every detail. The design draws its inspiration from the identity of the Mediterranean, its remarkable light and its natural hues.

The architecture

The team looked to nature for inspiration to create an organic oasis, optimised for aesthetics, comfort and sustainability, and blending harmoniously into the landscape. Each home plays with straight lines and organic curves that echo the shape of the building. Open-plan layouts, floor-to-ceiling windows and extra-large terraces let indoors and outdoors flow seamlessly into one another. Inspired by Málaga, you can choose between two finish palettes: Mediterranean and Cosmopolitan.

The homes

You can choose from two-bedroom homes with a garden or balcony, or three-bedroom homes with a balcony or a large terrace. Every home has two bathrooms, one of them en suite, built-in wardrobes, covered and private terraces, and a storage room. Orientations range from east and south-east to south-west and west. There is a lift, and there are charging points for electric vehicles.

The Owner’s Club and amenities

Indoors and out, you'll find amenities for relaxing, keeping fit and meeting others. The Owner’s Club has two communal lounges with high ceilings and large expanses of glass. There is an outdoor swimming pool with Danish-designed sunbathing areas, a children's pool, a gym, a solarium, a barbecue area and landscaped gardens, all within a gated complex.

An apartment as a second home

A new apartment is the easiest kind of second home on the Costa del Sol. The garden, pool and communal areas are maintained by the community of owners, so you have nothing to worry about while you're away. With a lift, a parking space and a storage room, you enjoy all the comfort of a new build, along with sunshine almost all year round. Prices and payment in October 2026

We don't currently have any One Estepona properties on our books, so just ask us for the latest price list and availability. With a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €8,000 on reservation, 20% on signing the purchase contract, 20% during construction and the remaining 60% on completion, scheduled for the fourth quarter of 2026.

The location in Estepona

One Estepona is close to the port, the shops, the beach, the town centre and schools. That puts the best of Estepona right on your doorstep: the seafront promenade, the flower-filled streets of the old town, the marina with its restaurants, and the beaches.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Enjoy it all year round

The Costa del Sol has one of the mildest climates in Europe, with plenty of sunshine and gentle winters. In summer, life is lived outdoors, around the pool and on the terraces. How a viewing works

Would you like to see One Estepona? We'll plan the viewing around your trip, even at short notice. Beforehand, we'll send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Once you're here, we'll show you not just the home but the neighbourhood too: the nearest schools and shops, the beach and the golf courses. That way you get an immediate feel for everyday life here.

Would you rather meet remotely first? Then we'll set up a video call and go through the plans together. You only decide once you know everything, and we can guide you in Dutch, English, French or Spanish.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you from the first viewing right through to the handover of the keys, in your own language.
