What is Paraiso de Azahar?

Paraiso de Azahar is a stunning residential development of ten exclusive homes in a prime urban location in the heart of Estepona. The homes

The homes offer spacious interiors and high-end specifications, with one, two or three bedrooms spread across the ground, first and second floors and the penthouse level. They have two bathrooms, one of them en suite, and, depending on the type, terraces, a private pool and patios.

Prices and payment in October 2026

When you buy a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 20% on signing the purchase contract, 20% during construction and the remaining 60% on completion. Construction starts in the first quarter of 2026, with completion scheduled for the fourth quarter of 2027.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
