Living in El Padrón
El Padrón lies east of Punta Plata, at the start of the New Golden Mile, between the Río Padrón to the west and the Río El Velerín to the east. The area runs from the beach across the A-7 into the hills, where homes enjoy wide sea views. It is a quiet, low-density neighbourhood, mainly privately owned villas and townhouses. People who live here want space and nature, with Estepona town still close by.
The Río Padrón rises in the Sierra Bermeja and flows just over twelve kilometres to the sea. At its mouth stands the Torre del Padrón, a 16th-century watchtower and one of seven along the Estepona coast. A wooden arched bridge carries the coastal path across the river.
Beach and beach clubs
Playa del Padrón is about 1.4 kilometres long and on average 30 metres wide. The sand is dark and stony in places. There are toilets, showers, accessible facilities and lifeguards in summer. On the site of the former Laguna Village, destroyed by fire in 2020, Laguna Beach opened in summer 2024 with a beach club and a Japanese-Mediterranean restaurant. Beso Beach is here too. If you want to be active, a watersports school on the beach offers paddleboarding and kayaking.
On the seafront you will also find Hacienda del Mar, the former Kempinski hotel that has been part of The Meliá Collection since July 2026, with gardens, pools and a spa.
Homes and practicalities
Supply is small: mainly villas and townhouses, by the sea and on the hills with sea views. Idealista does not publish a separate figure for El Padrón. For Estepona as a whole, the average asking price was €5,021 per m² in September 2026. Shops and schools are not in the area itself, so you drive to Estepona town or Cancelada. The Estepona to Marbella bus stops here, and the A-7 and the AP-7 toll road are close by. For homes on the hill, check the access road and parking.
Outdoor life on the coast
The Senda Litoral, the coastal path through the area, takes you on foot or by bike all the way to Estepona. It is popular with walkers, runners and cyclists, especially on mild winter mornings. That way you combine a peaceful home with an easy trip to the marina, markets and restaurants of the old town, without taking the car.
