About Palm Residences

Staying small is a deliberate choice at Palm Residences. The development has 36 homes spread over three storeys, close to the La Resina golf course on the eastern side of Estepona. Every home is a corner home. That means light from two sides, fewer direct neighbours and more open views. There are apartments with 2 or 3 bedrooms.

Each of the three floors has its own character. Downstairs you get a private garden with your own pool. On the middle level, the terraces are large enough to add a jacuzzi later, as an option. The penthouses at the top have a rooftop solarium and a private pool too. The penthouse we can currently offer has 3 bedrooms, 2 bathrooms, 135 m² built and a 70 m² terrace, for €868,000.

For a residence of this size, the shared facilities are generous. Besides the outdoor pool in the garden, there is a spa with a heated indoor pool, sauna and hammam, a gym and a coworking space. Smaller extras make the difference if you actually live here: a pétanque court, a pet area and underground bicycle storage. Lifts take you from each block straight down to the garage.

Palm Residences in figures

At €6,430 per m², you pay 28% more here than for the average new build in Estepona (€5,038) and 28% more than for a resale home (€5,021). What you get in return is mainly outdoor space: with a median outdoor-to-indoor ratio of 52%, the development beats 77% of new builds in the municipality. With VAT, stamp duty, notary and lawyer, the €868,000 penthouse costs you around €980,916, a good 13% extra. Factor in the timing too: completion is 26 months away, while other new builds in Estepona are ready within 8 months on average. Your capital is therefore tied up for more than two years before you can use the home.

Location

La Resina Golf is a quiet residential area on the inland side of the coast road, between Estepona and Marbella. The development sits at around 40 metres above sea level, just above the coastal plain, with the La Resina golf course and its country club as its nearest neighbour. The surroundings are residential and green, with mostly villas and smaller residences. If you want buzz, you drive into the centre of Estepona. If you want peace and quiet, you have it here.

A car is a must here. The golf course is a 4-minute drive or a 20-minute walk away. Guadalmansa beach is 8 minutes away and Lidl 10 minutes. Hospiten Estepona hospital is 6 minutes away, which is reassuring if you stay for longer periods. The centre of Estepona is 14 minutes away, Puerto Banús 18 minutes. You can reach Gibraltar in 51 minutes, Málaga in 62.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Palm Residences sits at around 40 metres above sea level.

Sea views are not confirmed for this development. Because every home is on a corner, the light is better than average. We check the orientation and the view from the terrace for each home.

Homes and finishes

The specification list is specific. You get an armoured front door, motorised aluminium shutters in the bedrooms and ducted air conditioning with zoned temperature control. The bathrooms have electric underfloor heating and glass shower screens. There is a basic home automation system and LED track lighting in the living room, kitchen and dressing room. The kitchens have Silestone worktops and Siemens appliances or equivalent. Each home has one or two underground parking spaces and storage rooms. The energy rating in our data is B. We check how many parking spaces and storage rooms are included in the price of your home, as this varies.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Palm Residences through Privé.

Our honest verdict on Palm Residences

Strengths

  • Only 36 homes, all on a corner, so light from two sides and more privacy.
  • Penthouses with their own pool and a rooftop solarium.
  • Spa with heated indoor pool, sauna and hammam, unusual for such a small development.
  • Practical extras such as a pet area, pétanque court and bicycle storage.
  • Hospital 6 minutes and golf course 4 minutes away by car.
  • Specific specification list with underfloor heating in the bathrooms and Siemens appliances.

Points to consider

  • Completion not until December 2028, more than two years' wait compared with 8 months on average in Estepona.
  • Price per m² is 28% above both new builds and resale homes in the municipality.
  • Supermarket a 10-minute drive away, so daily shopping is not done on foot.
  • Puerto Banús and Marbella are further away than from developments further east.
  • Few units available in our listings, so the choice of type and floor is limited.

Who is Palm Residences right for?

Palm Residences suits buyers who value peace and a small community more than the lively coastal scene. Dog owners, golfers and anyone coming to spend long winters here will find much of what they are looking for. The development is less suitable if you want to move in or let quickly, or if you want to live without a car. If you commute daily to Puerto Banús or Marbella, every trip takes a quarter of an hour or more.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Palm Residences

How many homes does Palm Residences have?

The development has 36 homes spread over three floors. Every home is a corner home. That small number keeps the residence quiet, but it also means the choice can quickly become limited.

Do all the homes at Palm Residences have a private pool?

No. The ground-floor homes and the penthouses have their own pool. On the middle floor, you can have a jacuzzi installed on the terrace as an option. Everyone can use the communal outdoor and indoor pools.

Is it possible to spend the winter at Palm Residences?

Certainly. There is a heated indoor pool, and the homes have zoned air conditioning and underfloor heating in the bathrooms. In December you still get almost 10 hours of daylight, and the hospital is 6 minutes away.

What does the penthouse at Palm Residences cost in total?

With VAT, stamp duty, notary and lawyer, the €868,000 penthouse comes to around €980,916. We are happy to work it out for you, including any mortgage.

Do I pay more if I buy Palm Residences through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Palm Residences, that adds up to around 13.0%.
