What is The OAK48?

The OAK48 is an impressive building with forty-eight homes in one of Estepona's most prestigious residential areas, right next to the old town and in the heart of the Costa del Sol. Its contemporary architecture merges with the horizon. The project is built around four principles: accessibility, sustainability, contemporary design and functionality.

The homes

The OAK48 offers one, two and three-bedroom homes with two bathrooms, one of them en suite to the master bedroom, and terraces overlooking the Sierra Bermeja and the Mediterranean. Every home is handed over fully equipped: a fitted kitchen with induction hob, oven, extractor hood and washing machine, central air conditioning, heating and double glazing. The penthouses have a solarium, and some also have a private pool, the crowning glory of a building where sky and sea meet.

In our listings, the homes have two to three bedrooms and 64 to 91 m² built, with terraces of up to 121 m², priced from €375,000 to €890,000.

Prices and payment in October 2026

As of 26 October 2026, the homes at The OAK48 in our listings are priced from €375,000 to €890,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule on the sales sheet is 20% on signing the purchase contract, 20% during construction and 60% on completion. We're happy to send you the completion date and the available homes on request.

The location: right by the old town

The OAK48 sits in a quiet residential area next to Estepona's historic centre. You can stroll to the whitewashed streets lined with flowerpots, the little squares with their café terraces, the market and the seafront promenade. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
