About Costa Fiore Gardens F2
Costa Fiore Gardens F2 is the follow-on phase of a complex that was completed in 2024 and sold out. So you are buying into a project whose first phase you can already go and see, which is rarely possible with new builds. It is in Arroyo Enmedio, the up-and-coming area between La Gaspara and the new hospital zone in the west of Estepona. We have three homes available: a three-bedroom apartment at €700,000 and two penthouses at €975,000 and €1,100,000.
The floor plans were designed with Northern European buyers in mind. Bathrooms have spacious walk-in showers instead of a bath and bidet, and every terrace gets an outdoor kitchen next to the barbecue and a sun lounger area. The second-floor apartment is spacious: 186 m² built and a 63 m² terrace. The penthouses are the showpieces. The two-bedroom penthouse has 150 m² inside and a 151 m² terrace, the three-bedroom penthouse 196 m² and a 96 m² terrace. Both have a private pool.
The complex is gated and has a communal pool, gardens and a solarium. The first phase also included a gym and a spa with sauna and hammam; we will confirm with the developer which facilities phase 2 gets itself or shares. Every home has a storage room, a parking space and lift access.

Location
Arroyo Enmedio lies on the west side of Estepona, between the coast road and the new hospital. It is an area in full development, with new complexes, shops and restaurants. The land is low-lying, at around 20 metres above sea level, with sea views to the south and mountain views to the north. Along the coast runs the Senda Litoral, the coastal path that takes you to Playa de la Rada and the town centre, among other places.
This is one of the few developments in Estepona where you can manage day to day without a car. Aldi is a 4-minute walk away, the hospital 14 minutes. The nearest beach by our measurement is Costa Natura, 20 minutes on foot. Azata Golf is 3 minutes by car, Estepona town centre 9 minutes and Puerto Banús 24 minutes.

Homes and finishes
Our feed gives few technical details for phase 2. In the first phase the developer used wide-opening sliding windows, German-brand kitchens with Silestone worktops, floor tiles that continue out onto the terrace, underfloor heating, air conditioning, solar panels and home automation. We will check the specification sheet to see whether phase 2 gets the same. The energy rating is B. Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing.
