Where to look?

The areas of Casares

Where is Casares building?

As space in Marbella and Estepona becomes scarcer, new building is moving west, and Casares is benefiting. Most projects are on the hills above the coast: around Casares Golf, Doña Julia and the Finca Cortesín estate. Typical are small-scale developments of apartments and penthouses with large terraces, infinity pools and sweeping sea views to Gibraltar.

Along the coast in Casares Costa, new apartments close to the beach are also appearing, and around Finca Cortesín contemporary architect-designed villas are being built for the upper end of the market.

For buyers that is interesting: you get modern architecture, energy-efficient systems and sea views at a lower entry price than further east. It is a quiet setting, though, less suitable if you want to do everything on foot. Buying here is a conscious choice for nature, golf and space, with Estepona and Sotogrande as the nearest hubs for shops, restaurants and schools.

Prices, costs and buying off-plan

Idealista recorded an average asking price of €3,197 per m² in Casares in August 2026, 3.7% lower than a year earlier (no September figure was available). New builds with sea views usually sit above that average, but often remain cheaper than comparable projects in Estepona. New builds carry 10% VAT plus 1.2% AJD.

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy. Have the building licence, payment schedule, specifications and ten-year structural insurance checked, and look at the developer's track record.

Think practically too: many golf projects are on a slope, some way from shops and the beach. A car is essential and Málaga airport is over an hour's drive away.
