What is Villa Agua?

Villa Agua is an off-plan villa delivered fully turnkey, on a 1,230 m² plot in a fantastic location in Bel Air, Estepona. The price includes everything that comes with a new villa: the architectural design, site supervision, permits and fees, and the finishing right through to the pool, garden and fencing. All you have to do is make your choices and wait for the keys.

The layout

The villa offers 295 m² of built area across a basement, ground floor and first floor, plus 25 m² of covered and open terraces. The ground floor has a 35 m² living and dining room, an 18 m² open-plan kitchen with island, a 12 m² bedroom or study and a full bathroom. Upstairs you'll find the 18 m² main bedroom with a 10 m² dressing room and en-suite bathroom, two further bedrooms of 14 and 12 m² and a shared bathroom. There is also a guest WC. From the first floor you look out over the sea.

The main terrace on the ground floor measures 18 m², the main bedroom has its own 7 m² terrace, and the terraces can be extended. The 75 m² basement is your wellness floor: a 12 m² sauna and wellness area with shower and bathroom, a 25 m² multi-purpose room for a gym, home cinema or lounge, a laundry and plant room and a storeroom.

Sustainable and comfortable

Villa Agua has an A+ energy rating, with savings of up to 80% a year. This comes from air conditioning with an aerothermal heat pump, underfloor heating, solar panels for self-consumption, solar water heaters, efficient climate control and natural insulation. The villa is built with certified sustainable materials and fitted with advanced home automation. Inside, you choose designer porcelain tiles with a uniform finish.

Price in October 2026

As of 26 October 2026, Villa Agua is listed with us at €1,650,000, turnkey. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and lawyer's fees. On buying costs you can work out the total for your own situation.

The location: Bel Air

Bel Air is an established, leafy villa neighbourhood on the eastern side of Estepona, close to the coast. Shops, the sea and the centre of Estepona are close by, and Puerto Banús, Marbella and the golf courses of the Costa del Sol are quickly reached.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Beforehand we send you the plans, the specification list and a breakdown of the buying costs, so you arrive well prepared. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
