How we calculate our market figures

Short answer: Every day, Imagine Marbella calculates the median asking price per m², the middle half of listings, the median price and the share of new builds, by municipality, area and property type on the Costa del Sol. We use every home currently for sale and only show statistics once there are at least 10 homes. These are asking prices, not sale prices.

What we measure

  • Number of homes for sale by municipality, area and property type.
  • Median asking price per m²: half of the listings are priced higher and half lower. The median is more reliable than an average, because a handful of very expensive villas don’t skew it.
  • Middle half per m²: the asking price per m² at the 25th and 75th percentile. This shows you the spread of prices within an area.
  • Median asking price of a home.
  • Share of new builds among the listings.

Which homes are included

We include all genuine homes: apartments, penthouses, villas and townhouses, in every price range. Building plots and commercial property are left out. A new development that’s listed in several sources is counted once. An area is exactly the same selection you see on its area page, so every figure on the site is identical in the heading, the text and the tables.

How we calculate

The rules in figures

  • Statistics only from 10 homes for sale; below that we only show the number.
  • Price per m² only for homes from 25 m² of built area.
  • Outliers removed from 8 homes: anything more than one and a half times the middle half below or above that half.
  • Floor areas come from the listings and are not measured the same way everywhere (sometimes including terraces). The price per m² is therefore an indication of the price level of a municipality or area, not a yardstick for a single home.
  • Latest calculation: 7 November 2026, on 10,659 homes for sale on the Costa del Sol.
  • Own monthly series since November 2026; trends appear automatically after 3 and after 12 months.

Asking price and sale price

Our figures show the asking prices of the homes currently on the market. What buyers actually pay is recorded later with the notary and in the Registro de la Propiedad. Spain's notaries publish these sale prices by municipality in the Portal Estadístico del Notariado. In our articles on house prices by municipality, you'll find both side by side, with source and year.

Every home is unique

A median per m² describes the price level of a municipality or area. The value of an individual home depends on its location, views, style, finish and many other details.
