Where is Torremolinos building?

In the 1960s Torremolinos was one of the first places where mass tourism took off in Spain, and many buildings date from that era. New builds are therefore a welcome renewal. On the hills of El Pinillo, towards Benalmádena, developments with large terraces and sea views are rising. In Los Álamos, on the eastern edge close to the beach, modern complexes with pools and communal gardens are appearing. In Montemar, smaller projects and villas are being built.

For buyers, that means living new in a town that is alive all year, with the beach, train and airport close by. Projects are usually mid-sized, with one to three-bedroom apartments and a few penthouses with roof terraces.

Prices and costs

Idealista recorded an average asking price of €4,199 per m² in Torremolinos in September 2026, up 7.1% on a year earlier. New builds usually sit above that average, especially with sea views, but you get modern finishes, energy-efficient systems and lower maintenance costs in return. New builds carry 10% VAT plus 1.2% AJD, instead of 7% transfer tax on resale homes.

Buying off-plan safely

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy in your name. Have your lawyer check the building licence, payment schedule, specifications and ten-year structural insurance, and look at the developer's track record.

Consider the position relative to the airport, too: in some areas you will hear aircraft. Visit at different times of day. For letting, new builds in Torremolinos are attractive, but short lets require a licence and must be permitted by the statutes. Long-term rentals are in strong demand here all year, including from people working in Málaga.
