About Las Mesas Infinity Homes

If you are searching in Las Mesas, you will soon come across Infinity Homes. The development consists of three buildings across two plots, with 2 and 3-bedroom homes. We currently have five homes on our list, between €560,000 and €960,000. They sit at around 54 metres above sea level, with the new Las Mesas Park as a neighbour. Construction is still under way: completion is scheduled for December 2027.

The architecture stands out for its outdoor pergolas that shade the terraces. On the ground floor you have a small private garden, and on the top floor a penthouse with solarium. Each building has its own amenity area with a pool, a wellness area with gym, a garden with native plants and a poolside bar. According to the description, the pool uses saltwater chlorination and is lit in the evening. There is also a communal room and a smart parcel locker, handy if you are not there all year round.

Every home comes with a garage space and a storage room. There is some confusion about the total number of homes: the description we received mentions 56, while some international portals refer to 18. This may relate to a single phase or a single plot. We check this at reservation, because the number of owners affects both the community fees and how busy the pool gets.

Las Mesas Infinity Homes in figures

With a median of €5,385 per m², Infinity Homes is 7% above Estepona's new-build median (€5,038, 71 developments) and also 7% above resale homes (€5,021). That is a modest premium for a new complex with its own wellness area. Going from 2 to 3 bedrooms costs €110,000: from €560,000 to €670,000. If you buy the cheapest apartment, you pay around €632,920 all in, including €56,000 VAT and €6,720 stamp duty. Do keep an eye on outdoor space: the median terrace-to-home ratio is 27%, lower than many other developments. The penthouse is the exception with its 114 m² terrace, but that puts it at €9,505 per m². With 14 months to completion, you also wait longer than the municipality's median of 8 months.

Location

Las Mesas is the residential area just above Estepona town centre, where a lot of new building has appeared in recent years. It is a practical neighbourhood: supermarkets, schools and sports facilities are in the surrounding streets, and the old town with its white lanes is close by. The big plus of this spot is the new Las Mesas Park right next door, with footpaths and play areas. So you live on the green edge of the neighbourhood, with the town within walking distance.

In practice you walk to Lidl in 9 minutes and to the town centre in 20 minutes. Playa del Cristo beach is 24 minutes on foot or 4 minutes by car. The secondary school is a 27-minute walk and the hospital an 8-minute drive. Puerto Banús is 22 minutes away, Málaga airport 62 and Gibraltar airport 44.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Las Mesas Infinity Homes sits at around 54 metres above sea level.

The first-floor apartments and the penthouse are listed with sea views. That is not confirmed for the two ground-floor homes, which look out more onto your own garden and the complex.

Homes and finishes

The kitchens are fitted with Bosch appliances. The living room, kitchen and bedrooms have motorised blinds. The air conditioning is ducted, and each home has its own aerothermal hot water system, which is cheaper to run than an electric boiler. All homes have energy rating B. On completion we check that the ducted air conditioning works in every room, the finish under the pergolas and the waterproofing of the terraces, because that is often where the first complaints arise in new builds.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Las Mesas Infinity Homes through Privé.

Our honest verdict on Las Mesas Infinity Homes

Strengths

  • Next to the new Las Mesas Park, with greenery and footpaths literally on your doorstep.
  • Supermarket 9 minutes and town centre 20 minutes on foot, so easy to live in without a car.
  • Price per m² only 7% above Estepona's new-build median.
  • Each building has its own pool, wellness area and bar, so it is less crowded by the water.
  • Bosch kitchen, ducted air conditioning and aerothermal system included as standard.

Points to consider

  • Completion not until December 2027, six months later than the Estepona median.
  • Limited outdoor space: the median terrace is 27% of the living area.
  • According to the data, the ground-floor homes have no sea views.
  • Sources mention 18 or 56 homes; the correct number has yet to be confirmed.
  • The beach is a 24-minute walk; this is not a seafront development.

Who is Las Mesas Infinity Homes right for?

Infinity Homes is a good choice if you want to live in Estepona itself, with the park and the town around the corner, and are looking for a new apartment without paying well over market price. Families will find 3 bedrooms for under €700,000. Less suitable if you want the keys soon, or if a large terrace is your top priority: then only the penthouse is an option.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Las Mesas Infinity Homes

How many homes does Las Mesas Infinity Homes have?

The description we received mentions 56 homes in three buildings on two plots. Some portals refer to 18. That may relate to a single phase. We have this confirmed before you reserve, as it affects the community fees.

Can you spend the winter here?

Yes. Las Mesas is a residential area that is lively all year round, with shops and restaurants that do not close after the summer. In December you get 9.7 hours of daylight. With wellness facilities in the complex and the park next door, winter here is pleasant.

What does an extra bedroom cost?

The cheapest 2-bedroom apartment costs €560,000, and the cheapest 3-bedroom one €670,000. So that extra room costs you €110,000. Compare the terraces too, as they vary a lot from home to home.

How far is the beach from Las Mesas Infinity Homes?

The nearest beach, Playa del Cristo, is a 24-minute walk or a 4-minute drive. The description says 1 km, but the walking route is longer than the distance as the crow flies.

Do I pay more if I buy Las Mesas Infinity Homes through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Las Mesas Infinity Homes, that adds up to around 13.0%.
