About Birdie Hills

A new-build apartment in Estepona for €325,000 is rare these days. Birdie Hills makes it possible by building a little further from the coast, in the Estepona Golf resort on the western side of the municipality. The development has 68 apartments with 1 to 3 bedrooms set around communal gardens. We currently list three units: two two-bedroom apartments and one with three bedrooms, from €325,000 to €470,000.

The homes have a modern, practical layout with open-plan living areas and large windows. The three-bedroom apartment has a 71 m² terrace, plenty of room for an outdoor table and sun loungers. The two-bedroom ground-floor apartment has a 24 m² terrace plus its own small 30 m² garden. On the other units the terraces are rather compact, around 21 m². Golfers will appreciate the buggy parking that leads straight onto the course.

The roof will have a pool with a solarium and wide views, alongside an outdoor pool with a sunbathing lawn below. There is a gym, a social club and a coworking space, so you can also work during a longer stay. The complex is gated. Every home comes with a parking space and a storage room.

Birdie Hills in figures

This is one of the cheapest new developments in Estepona per m². The median is €3,154 per m², 37% below the median of 71 new developments in the municipality (€5,038) and also 37% below resale homes (€5,021). Only 2% of developments are cheaper. With VAT, stamp duty, notary and lawyer, the entry-level €325,000 apartment comes to around €367,300. An extra bedroom costs roughly €145,000 more, which is quite steep, so think carefully about whether you really need that third bedroom. The downside is timing: completion in March 2028 is 17 months away, compared with a median of 8 months for other developments.

Location

Estepona Golf lies in the west of the municipality, inland from the coast road, in a green area with a quieter feel than the New Golden Mile. The golf course is surrounded mainly by residential complexes. The development sits at around 66 metres above sea level, with the course and greenery right on its doorstep. Estepona's historic centre and port are a short drive away, but this is not a neighbourhood where you do everything on foot.

The nearest beach is Costa Natura, a 6-minute drive away. Mercadona is 7 minutes by car or 30 minutes on foot, and Estepona hospital is 6 minutes away. You reach Estepona town centre in 13 minutes and Puerto Banús in 29 minutes. Gibraltar airport is 47 minutes away, Málaga airport 69 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Birdie Hills sits at around 66 metres above sea level.

The units on our list are not listed with sea views. The developer promises views over the golf course and greenery; for each home we check the floor and orientation on the site plan.

Homes and finishes

The kitchens come fully fitted with wall and base units, Silestone worktops and built-in appliances. Hot and cold air conditioning is fitted in the living room, bedrooms and kitchen. The front door is reinforced and the energy rating is B. According to another agent, the bathrooms will have underfloor heating. As construction has yet to start or is under way, we check the building licence, the bank guarantee on your stage payments and the full specification sheet. We also compare floor areas: some sources give usable m², others built m² including communal areas.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Birdie Hills through Privé.

Who is Birdie Hills right for?

Birdie Hills appeals to golfers, to buyers on a tighter budget who still want a new build, and to anyone happy to wait until 2028. It is also a sensible way to take a first step on the Costa del Sol. If you want the beach or Marbella's nightlife close by, or want to move in within the year, you are better off looking at other developments.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
