Who is it for?

Is Diana Park right for you?

Ideal if you

  • want a bakery, butcher, pharmacy and vet within walking distance
  • play golf and want two clubs a few minutes away
  • are looking for an affordable apartment or townhouse close to Marbella
  • want to live year-round in a neighbourhood with everything to hand

Less suitable if you

  • want to live on the beach (look at El Presidente or Benamara instead)
  • want absolute silence: there is traffic and activity around the shopping centre
  • want a prestigious address with luxury boutiques (Puerto Banús suits you better)

Living around Diana Park

Diana Park is not a classic urbanisation but a compact commercial hub in Nueva Atalaya. It sits on the mountain side of the A-7, on the Estepona side of Monte Biarritz, and borders the residential areas of Nueva Atalaya, Monte Biarritz and El Paraíso. When someone says they live ‘near Diana Park’, they usually mean an apartment, townhouse or villa in one of those areas, with the shopping centre within walking distance. That makes it one of the most practical places to live on the New Golden Mile.

The area attracts a mixed crowd: Spanish families living here all year, retired golfers from northern Europe and young buyers after a first apartment near Marbella. It feels less like a resort and more like an ordinary, lively neighbourhood, with neighbours bumping into each other at the bakery and terraces that stay open in winter.

Everything for daily life

The Centro Comercial Diana has grown since the mid-1980s into a real neighbourhood centre. There is a supermarket, an Asian supermarket, a bakery, a butcher, a launderette and dry cleaner, a dentist, a vet, a barber, a phone repair shop, a cash machine and a parcel pick-up point. In the evening you can choose between Italian, Asian, Argentinian and halal restaurants, a few bars and the café La Casareña. The three-star Ona Diana Park hotel, built in Andalusian style, is handy when family visits.

Golf, beach and access

Diana Park is surrounded by golf. Atalaya Golf & Country Club, with two 18-hole courses, is close by, as is Gary Player’s El Paraíso Golf Club. The beach lies across the A-7, a few minutes by car; expect dark sand and a quiet shoreline. Puerto Banús is about ten minutes away and Estepona town a little over a quarter of an hour. The nearest bus stops are in neighbouring El Pilar.

Homes, prices and what to check

Around Diana Park you mainly buy apartments and townhouses in complexes from the 1980s and 1990s, plus villas in the surrounding golf communities. Idealista does not publish a separate figure for this area. For Estepona as a whole, the average asking price was €5,021 per m² in September 2026. Older complexes often sit below that average, which makes them interesting if you want to renovate. Do check the condition of the building, the community fees and how much traffic passes your street.
