Luxury living in Estepona: the best addresses

In recent years Estepona has become a credible alternative to Marbella in the luxury segment. The New Golden Mile is its heart: between Guadalmina and Estepona sit beachfront villas in Bel Air, Cancelada, Benamara and Costalita, with beach clubs and the Kempinski Hotel nearby. It feels quieter than Marbella's Golden Mile, while Puerto Banús is about 15 to 20 minutes' drive away.

On the hills above, El Paraíso and Atalaya offer spacious villas looking over the golf courses and the sea, close to Atalaya Colegio Internacional. In Valle Romano and the hills behind town, contemporary architect-designed villas are appearing with panoramic views to Gibraltar and Africa, often on larger plots than you will find on the coast.

If you live here year-round, everyday life matters too: Estepona is a real town with a market, port and restaurants, and a wide choice of international schools within about 15 minutes' drive.

Price and what to check

The municipal average was €5,021 per m² in September 2026 (idealista), up 17.1% in a year. Luxury villas, however, are priced on location, views and architecture: a frontline villa on the New Golden Mile costs many times more than a golf villa in Valle Romano. Compared with similar villas in Marbella, Estepona often gives you more plot and living space for the same budget.

Always check the building and occupation licences, the legality of pool and outbuildings, the orientation and what could still be built around the plot.
