Where is Benalmádena building?

Benalmádena's coastline is largely built up, so new building has moved to the slopes. That is also its trump card: almost every new project looks out over the sea. Around Reserva del Higuerón, on the border with Fuengirola, modern developments of apartments, penthouses and semi-detached villas are rising, next to a large sports club. In Torremuelle, La Capellanía and on the slopes around Benalmádena Pueblo, new complexes with large terraces and infinity pools are also being built.

Buyers are a diverse mix: families who want to live close to Málaga, remote workers who fly often, and second-home owners looking for a key-ready, low-maintenance home.

Prices and costs

Idealista recorded an average asking price of €4,188 per m² in Benalmádena in September 2026, up 5.1% on a year earlier. Sea-view new builds usually sit above that average, but remain more affordable than comparable projects in Marbella, while you live much closer to the airport and Málaga. New builds carry 10% VAT plus 1.2% AJD, rather than the 7% transfer tax on resale homes.

Buying off-plan safely

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy in your name. Have your lawyer check the building licence, payment schedule, specifications and ten-year structural insurance, and look at what the developer has delivered before.

With hillside projects, also consider the practical side: how steep is the access road, is there a bus or will you drive everywhere, and how far is it to the beach and shops?
