About Brisas Del Mar
A four-bedroom villa with its own pool for under €750,000 is becoming a rare find in Estepona. Brisas del Mar is a small gated development of ten linked villas on the west side of town, next to the new Azata golf course and the new hospital. We have two homes available: a terraced villa at €730,000 and a semi-detached corner villa at €845,500, both with four bedrooms and three bathrooms.
The concept is simple and clever. The corner villas get their own garden with a private pool. The middle villas have their pool on the roof terrace, which is also where you get the best views. Alongside the four bedrooms there is an extra room you can use as a study or laundry room, handy if you sometimes work from Spain. The corner villa on our list has 180 m² built, a 130 m² terrace and a 290 m² plot. The terraced villa has 179 m² on a 129 m² plot.
There are no communal facilities such as a spa or gym. That is not a shortcoming but a choice: with your own pool you do not need them, and community fees stay low. Each villa has two parking spaces and a storage room. The architecture is contemporary, with white façades, wood tones and low-maintenance materials.

Only 22% of developments in the municipality are cheaper, and those are mostly apartments. With VAT, stamp duty, notary and lawyer, the €730,000 terraced villa comes to around €824,960. The corner villa costs €115,500 more, and for that you get a 290 m² plot instead of 129 m² and a 130 m² terrace. With completion planned for October 2026, there is hardly any wait.

Location
Azata Golf lies on the west side of Estepona, in an area developing fast around the new golf course and the new hospital. Homes and finishes
According to other agents, the villas come with a fully fitted kitchen with Siemens appliances, underfloor heating, aerothermal climate control, built-in wardrobes and LED lighting. Our data confirms air conditioning, heating and energy rating B. As completion is planned for this month, we check for you whether the first occupation licence has been applied for, whether the bank guarantees run until the deed signing, and how the rooftop pools have been waterproofed. For a rooftop pool we also ask about maintenance and the warranty on the waterproofing.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Brisas Del Mar through Privé.

Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
