What is Era Residence?

Era Residence is a new, exclusive boutique residence on the New Golden Mile between Marbella and Estepona, one of the most sought-after residential areas on the Costa del Sol. Prices and payment in October 2026

As of 2 November 2026, the homes at Era Residence in our listings range from €359,000 to €1,059,000. When you buy a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 20% on signing the purchase contract and the remaining 80% on completion. The project has a building licence and is under construction, with completion scheduled for the fourth quarter of 2026. Mortgage finance is available.

The location: the New Golden Mile

The New Golden Mile is the stretch of coast between San Pedro de Alcántara and Estepona, taking in areas such as Cancelada, Atalaya, Selwo and El Paraíso. Here you'll find wide beaches, beach clubs, golf courses such as El Campanario, Atalaya and El Paraíso, and international schools. Puerto Banús is about ten minutes away, and so is Estepona. The area is developing fast and is popular with families and international buyers looking for peace and space close to Marbella.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
