About Naya Residences

Naya Residences is a development of 88 homes in Atalaya Golf, the golf area on the eastern side of Estepona, on the border with Marbella and Benahavís. You can choose between ground-floor apartments with garden, standard upper-floor apartments and penthouses. The buildings are low-rise, with gardens between the blocks. The development is aimed at people who want the comfort of a fully equipped residence without living in the thick of busy coastal life.

What sets this development apart from many other new builds in the area is the communal space. Alongside an outdoor pool of more than 40 metres, there is a separate wellness area with a heated indoor pool, sauna, hammam and gym. There is also a lounge that can double as a workspace, plus a children's play area. If you spend the winter here, that indoor pool makes a big difference: you can swim in January too. All homes have a parking space and a storage room, and the residence is gated.

The prices we currently see range from €668,000 for a two-bedroom first-floor apartment to €965,000 for a three-bedroom penthouse. Other portals also show more expensive units. The development has a building licence and is under construction. As completion is not until 2028, you buy off-plan: you pay in instalments and can often still have a say in the details.

Location

Atalaya Golf is a quiet, green residential area surrounded by golf courses. It belongs to what locals call the Golden Triangle: Estepona, Marbella and Benahavís are all close by. It is not a beach neighbourhood with a promenade. You live among villas and small residences, with lots of greenery and little through traffic. The plot is at around 33 metres above sea level, so not high in the hills. San Pedro, with its shopping street and café terraces, is the nearest town.

Day to day, what you notice most are the short drives. El Campanario golf course is a 2-minute drive or a 12-minute walk. Mercadona is 5 minutes away, as is The International School of Estepona. Isdabe beach is 8 minutes by car, and so is San Pedro town centre. Puerto Banús is 10 minutes away, Málaga airport 55 minutes. You really do need a car here.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Naya Residences sits at around 33 metres above sea level.

Our data does not confirm sea views. According to a specialist portal, all homes face south and west. For each home we check the floor, what stands opposite and how much sun the terrace gets in winter.

Homes and finishes

The homes have energy rating A, with the aim of reaching A+. Hot water comes from a heat pump (aerothermal), supplemented by solar panels, and the apartments have underfloor heating. Floor-to-ceiling windows slide open onto the terraces. Kitchens come fully fitted with built-in appliances. The underground car park includes charging points for electric cars. For each home we request the final specification list and compare it with the list in the purchase contract, so there are no surprises later about brands or finishes.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Naya Residences through Privé.

Our honest verdict on Naya Residences

Strengths

  • Full wellness area with heated indoor pool, sauna and hammam, ideal for winter stays.
  • El Campanario golf course a 2-minute drive away, with several other courses nearby.
  • Ground-floor apartments with garden have the lowest price per m² in the development.
  • Low-rise with gardens between the blocks, no tall towers in a built-up area.
  • Modern systems: heat pump, solar panels, underfloor heating and car park charging points.
  • Puerto Banús and San Pedro are 10 minutes or less by car.

Points to consider

  • Completion not until September 2028, well over two years later than many other new builds in Estepona.
  • Price per m² is 19% above both new builds and resale homes in the municipality.
  • The beach is an 8-minute drive; on foot it is a 36-minute walk.
  • No confirmed sea views; the outlook is mainly greenery and the surrounding buildings.
  • Standard apartments have fairly modest terraces of 25 to 29 m².

Who is Naya Residences right for?

Naya Residences suits buyers who want to live on the coast for much of the year and value facilities within the gates: swimming, exercising and relaxing without taking the car. Golfers are well placed here too. If you want the keys as soon as possible, or want to walk to the beach every morning, you are better off looking elsewhere. For an investor seeking rental income quickly, the long build time is a factor to weigh up.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Naya Residences

When will Naya Residences be completed?

Planned completion is September 2028. Until then you pay in instalments according to a schedule. We recommend insisting on a bank guarantee for each instalment paid, as Spanish law requires for off-plan purchases.

What does an apartment at Naya Residences cost in total?

For the cheapest apartment at €668,000, allow around €754,916 including VAT, stamp duty, notary and lawyer. That is some 13% on top of the asking price. We are happy to work out the figures for your specific home.

Can you spend the winter at Naya Residences?

Yes, and this development is better equipped for it than many others. There is a heated indoor pool with spa, the homes have underfloor heating and December here still has almost 10 hours of daylight.

Is Naya Residences in Estepona or Marbella?

The development is administratively part of Estepona, but lies on its eastern edge, right by the border with Marbella and Benahavís. Puerto Banús is a 10-minute drive, Estepona town centre 19 minutes.

Do I pay more if I buy Naya Residences through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Naya Residences, that adds up to around 13.0%.
