About Vanian Park

Sunsets from your terrace, with the sea in the distance: that is Vanian Park's promise, and in our data sea views really are confirmed for all six homes we follow. The complex sits on a hill in Parque Selwo, on the eastern side of Estepona, at around 64 metres above sea level. All homes face south-west. There will be 50 apartments with two or three bedrooms, spread over four low-rise buildings. Prices start at €489,000, and completion is planned for December 2027.

The entry-level home is also one of the most interesting: a two-bedroom ground-floor apartment of 135 m², with a 64 m² terrace and 165 m² of land, for €489,000. A two-bedroom penthouse with a 41 m² terrace costs €595,000. With three bedrooms you pay €613,000 on the ground floor or €626,000 on the first floor, both 158 m². The largest penthouse has three bedrooms, 173 m² and a 112 m² terrace for €765,000. Notably, a two-bedroom apartment on the first floor is priced at €662,000, more than some three-bedroom homes.

Compared with the larger resorts in this area, Vanian Park is more modest: there is an adults' pool, a gym, a communal coworking space and bike storage. That means fewer crowds and probably lower community fees. A parking space and storage room are included in the price, the energy rating is A and there is a show home.

Location

Vanian Park lies next to Selwo Aventura, a nature park where more than 1,000 animals roam freely. This neighbour keeps the view towards the countryside open. You are between Estepona and San Pedro here, slightly inland from the coast, in an area that has expanded strongly with new residences in recent years. La Resina Golf is around 2 km away, Los Flamingos around 5 km, and according to the project information the beach is about 1 km away.

Daily life here revolves around the car. Hospiten hospital is 4 minutes away, Aldi 6 minutes and Guadalmansa beach a 7-minute drive. You reach Puerto Banús in 16 minutes, the centre of Estepona in 13 minutes and San Pedro in 14 minutes. Málaga airport is 60 minutes away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Vanian Park sits at around 64 metres above sea level.

Sea views are confirmed for all six homes in our overview. All homes face south-west, with evening sun on the terrace. Because the nature park is next door, there is less chance of buildings appearing in the view, but we check this for each home.

Homes and finishes

The kitchens come with built-in appliances, the air conditioning is fully installed and the bedrooms have electric shutters. Large windows and sunny terraces set the tone. Portals also mention solar panels, double glazing and built-in wardrobes. You can partly personalise the finishes. When visiting the show home, we look at the finishes together and ask what personalisation costs and until when it is possible. At completion we pay particular attention to drainage and sun protection on the south-west-facing terraces.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Vanian Park through Privé.

Our honest verdict on Vanian Park

Strengths

  • Sea views confirmed for every home in our overview, all facing south-west.
  • Ground-floor apartment with a 64 m² terrace and 165 m² of land for €489,000.
  • Price per m² 17% below the median for new builds in Estepona.
  • Open views thanks to the Selwo Aventura nature park next door.
  • Energy rating A and a show home so you can see the finishes in advance.

Points to consider

  • Completion not until December 2027, longer than the 8-month median in Estepona.
  • Fewer communal facilities than the larger resorts nearby: no spa or indoor pool.
  • Pricing is not always consistent: one two-bedroom apartment costs more than homes with three.
  • Beach and supermarket are beyond walking distance.
  • One portal shows a similar home for €498,000; ask for the current price list.

Who is Vanian Park right for?

Vanian Park suits couples and small families who value sea views and evening sun more than an extensive resort, and who prefer to live in a smaller complex. If you have time until the end of 2027, you can still personalise. Less suitable for anyone looking for a spa, indoor pool or children's activities in the complex, or who wants to live without a car.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Vanian Park

What is the difference between Vanian Park and Vanian Gardens?

Both are in Parque Selwo. Vanian Gardens is a large resort with four pools, a spa and a cinema. Vanian Park is smaller, with 50 homes in four low-rise buildings, one pool and a gym, but with confirmed sea views for the homes in our overview.

When will Vanian Park be completed?

Completion is planned for December 2027, in around 14 months. We check the bank guarantee on your stage payments and monitor construction through to completion.

Can you spend the winter at Vanian Park?

Yes. Thanks to the south-west orientation, the terraces catch the sun in winter too, and in December you get around 9.7 hours of daylight. There is air conditioning; ask exactly how the heating works.

How far is Vanian Park from the beach?

The project information mentions about 1 km. Guadalmansa beach is a 7-minute drive. On foot it is a long way and the complex is on a hill, so count on using the car.

Do I pay more if I buy Vanian Park through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Vanian Park, that adds up to around 13.0%.
