About Etherna Homes II

One thing stands out in the second phase of Etherna Homes: every home we currently have in our listings has sea views. The complex is next to the Valle Romano golf course, west of Estepona, and looks out from the hillside over the bay and the greens. The choice is wider than in the first phase: from a one-bedroom apartment to a spacious three-bedroom home. Completion is scheduled for May 2028.

Prices range from €321,000 to €526,000. For €321,000 you get 98 m² with two bedrooms and a 25 m² terrace on the first floor. A 70 m² one-bedroom apartment costs almost the same, €322,000. On the ground floor you pay €370,000 for one bedroom or €396,000 for two, each with a small private garden. The 95 m² penthouse with a 39 m² terrace costs €420,000, and the largest apartment, 140 m² with three bedrooms, €526,000.

As in the first phase, the complex is gated, with a pool and sunbathing lawn, a gym and gardens with native planting. Every home gets a parking space and a storage room, and the blocks have a lift. You can choose from finish proposals by the project's interior designers. Buying later does mean paying more per m² than in phase one.

Etherna Homes II in figures

Etherna Homes II asks a median of €4,096 per m², 19% below the €5,038 for new builds in Estepona and 18% below resale homes (€5,021). For a home with sea views, that is a keen price. One thing stands out in the price ladder: one bedroom starts at €322,000, two bedrooms already at €321,000. So if you are undecided, you get more space for the same money. The step up to three bedrooms costs some €102,000 per extra room compared with the cheapest home. With VAT (€32,100), stamp duty (€3,852), notary (€1,900) and lawyer (€3,900), the entry-level home costs €362,752 in total. Completion is 19 months away; the median in the municipality is 8 months.

Location

Valle Romano is a recent residential area on the hills west of Estepona, set around an 18-hole golf course of about 60 hectares. The development sits at some 106 metres above sea level, which explains the sea views. The surroundings are mainly new residential complexes; you will find shops, cafés and restaurants in Estepona itself or along the coast. The area is quiet and green, with the mountains behind you and the sea about 3 km away.

The golf clubhouse is a 5-minute drive or a 27-minute walk away. Aldi and Estepona hospital are each 10 minutes away by car. You drive 12 minutes to Guadalobón beach and 18 to Estepona town centre. Puerto Banús is 33 minutes away, Gibraltar airport 53 and Málaga airport 73 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Etherna Homes II sits at around 106 metres above sea level.

According to the data, all six homes in our listings have sea views, looking towards the bay of Estepona and the golf course. How wide that view is varies by block and floor; we check it for each home on the plan and on site.

Homes and finishes

According to another agent, the homes get a fully fitted open-plan kitchen with Bosch appliances, floor-to-ceiling windows, built-in wardrobes, double glazing and air conditioning with heating. The energy rating is B. Because completion is not until 2028, we focus on what is fixed in the contract: the materials list, the options and their extra cost, and the bank guarantee on your deposits. During construction we can visit the site for you if you are not here yourself.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Etherna Homes II through Privé.

Strengths

  • Sea views from every available home, at a price below the Estepona median.
  • Wide choice: from one to three bedrooms, ground floor, upper floor or penthouse.
  • Two bedrooms from €321,000, the same price as the smallest one-bedroom home.
  • Valle Romano golf course a 5-minute drive away, pool and gym in the complex.
  • Finishes partly customisable with proposals from the interior designers.

Points to consider

  • Completion not until May 2028, 19 months away.
  • Terraces remain small: 39 m² at most, even for the penthouse.
  • For the beach, shops and restaurants, you depend on the car.
  • More expensive per m² than the first phase, which is already ready in December 2026.
  • Large complex, with more residents around the communal pool.

Who is Etherna Homes II right for?

Etherna Homes II is worth a look if you want sea views on a budget of around €350,000 and do not mind waiting two years. It suits golfers, couples looking for a second home and buyers who want to buy off-plan. If you want to enjoy it straight away, phase one is a better bet. If you want to walk to the sea, look closer to the coast.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Etherna Homes II, that adds up to around 13.0%.
