Why new build in Ojén?

With Marbella itself largely built up, developers are looking at the hills above it, and Ojén is a logical choice. The municipality offers space, nature and sea views, with Marbella about a quarter of an hour's drive away. Most projects are in La Mairena, on the green hills between Ojén and east Marbella, and in the area around the village. Typical are small-scale, low-rise developments of apartments and penthouses with large terraces, often with private or infinity pools, as well as contemporary villas.

Buyers are often people who know Marbella well but want more peace and space: families, second-home owners and remote workers who want a sea view.

Prices and costs

Idealista recorded an average asking price of €4,226 per m² in Ojén in September 2026, up 9.4% on a year earlier. Sea-view new builds usually sit above that average, but below comparable projects in the pricier parts of Marbella. New builds carry 10% VAT plus 1.2% AJD, instead of 7% transfer tax on resale homes.

Buying off-plan safely

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy in your name. Have the building licence, payment schedule, specifications and ten-year structural insurance checked, and look at what the developer has delivered before.

Think about daily life too: hillside projects are not within walking distance of shops or the beach, so a car is essential. Visit at different times of day to judge sun, wind and views, and ask what may still be built nearby. In La Mairena it is worth checking whether the property lies in Ojén or Marbella, for municipal services and taxes.
