New build in a built-up town

Fuengirola is a small municipality of about 10 km², and largely built up. New builds are therefore scarce here. The projects that do exist arise on the last free plots, on the hills of Torreblanca and Carvajal towards Benalmádena, and through the replacement of older buildings in town. This often results in smaller, modern developments with apartments and penthouses, large terraces and sometimes a rooftop pool.

The advantage: living new with everything on foot, something most new-build areas on the Costa del Sol cannot offer. You do not need a car here for the beach, shops or the train to the airport.

Prices and costs

Idealista recorded an average asking price of €4,452 per m² in Fuengirola in September 2026, up 1.1% on a year earlier. Because of scarcity, new builds usually sit well above that average, especially with sea views or near the promenade. New builds carry 10% VAT plus 1.2% AJD, instead of 7% transfer tax on a resale home.

New builds can be interesting as an investment too: Fuengirola has rental demand all year round. Do the maths realistically, though, including community fees, IBI, insurance and possible void periods, and check whether holiday letting is allowed in the building.

Buying safely and alternatives

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy. Have the building licence, payment schedule, specifications and ten-year structural insurance checked. Because supply is small, good projects in Fuengirola often sell quickly: it pays to hear about them early.
