About Isea Estepona

A penthouse with more than 270 m² of outdoor space for under €700,000: that figure made us look twice at iSea Estepona. The development in Arroyo Enmedio, on the western side of Estepona, comprises 54 homes with two or three bedrooms, spread across ground floor apartments, middle floors and penthouses. The sea is around 600 metres away and completion is planned for December 2026.

The entry-level apartment on the first floor has two bedrooms, 74 m² and a 27 m² terrace for €428,000. A three-bedroom ground floor home with 105 m², a 34 m² terrace and a small 36 m² garden costs €465,000. At the top are the penthouses: two bedrooms with 117 m², a 152 m² terrace and a 110 m² solarium for €552,000, or three bedrooms with 126 m², a 154 m² terrace and a 123 m² solarium for €688,000. Both penthouses have confirmed sea views.

The buildings are stepped, so they look less bulky and blend better into their surroundings. The homes face east at the front, and most have a west-facing terrace at the back, by the bedrooms, for the evening sun. Shared amenities include an infinity pool with sea views, a gym, a sauna and steam room, a social club and landscaped gardens.

Isea Estepona in figures

At €5,089 per m², iSea sits almost exactly on the €5,038 median for new builds in Estepona (+1%), and 1% above resale homes (€5,021). The difference lies in the outdoor space: for the median home it equals 128% of the indoor area, the highest score of any new development in the municipality. A third bedroom costs hardly anything extra: the cheapest three-bedroom home is only €37,000 more than the two-bedroom one. For the €428,000 entry-level home, you pay a total of €483,736 including VAT (€42,800), stamp duty (€5,136), notary (€2,600) and lawyer (€5,200). Completion is planned in 2 months, well ahead of the 8-month median.

Location

Arroyo Enmedio lies between La Gaspara and Bahía Dorada, west of Estepona town centre. It is an area close to the coast, just 17 metres above sea level, where plenty of new developments have appeared in recent years alongside established residential neighbourhoods. Estepona's new hospital is close by, as are supermarkets, a pharmacy and golf courses. According to the project information, Arroyo Vaquero beach is around a 10-minute walk away; it is a quiet beach, even in summer.

Many everyday errands can be done on foot. Mercadona is an 8-minute walk away, the hospital 10 minutes. Azata golf course is a 3-minute drive. Estepona town centre is 9 minutes by car, Puerto Banús 24 minutes. Gibraltar airport is a 43-minute drive, Málaga airport 65 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Isea Estepona sits at around 17 metres above sea level.

Both penthouses in our overview have confirmed sea views. The developer states that all homes have sea views, but we have not seen this confirmed for the lower floors; we check it home by home. The homes face east, with a west-facing rear terrace.

Homes and finishes

The available documents say little about the finishes: the developer speaks of sustainable materials and an energy-efficient design, with the east-facing orientation storing heat during the day and releasing it in the evening. The energy rating is B. We have not been able to review a full specification list. That is why we request it before any reservation, and for the penthouses we pay extra attention to the waterproofing and drainage of the large roof terraces. At completion, we inspect the home together with you.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Isea Estepona through Privé.

Our honest verdict on Isea Estepona

Strengths

  • The most outdoor space of any new development in Estepona: up to 277 m² with a penthouse.
  • Penthouse with sea views and a 152 m² terrace plus solarium for €552,000.
  • A third bedroom costs only €37,000 more than two.
  • Supermarket and hospital within walking distance, beach around 600 metres away.
  • Completion in December 2026, so ready to enjoy soon.

Points to consider

  • Sea views are only confirmed for the penthouses, not for the lower homes.
  • At 74 m², the entry-level apartment is compact.
  • Large roof terraces need maintenance: check the waterproofing and community fees.
  • The east-facing front gets the morning sun; if you mainly want afternoon sun, look at the rear terrace.
  • You will need a car for Estepona town centre and Puerto Banús.

Who is Isea Estepona right for?

iSea Estepona appeals to anyone who loves outdoor living and wants a penthouse with sea views and a huge terrace at a reasonable price. Families who want three bedrooms for little more than the price of two will also find something here. It is less suited to those who want to live in a lively town centre or are looking for a lot of indoor space; the apartments are rather compact.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. How big are the penthouse terraces?

The two-bedroom penthouse has a 152 m² terrace and a 110 m² solarium. The three-bedroom one has a 154 m² terrace and a 123 m² solarium, 277 m² of outdoor space in total.

Do I pay more if I buy Isea Estepona through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Isea Estepona, that adds up to around 13.0%.
