What is Imagine?

Imagine is a private enclave of fifteen exclusive villas in the prestigious Bel Air neighbourhood of Estepona, an exceptional opportunity to enjoy the luxury Costa del Sol lifestyle to the full. The villas

The villas in our listings have five bedrooms and six bathrooms, with 581 m² built, including 494 m² of interior space and 75 m² of terraces, on plots of 985 to 1,172 m².

Prices and payment in October 2026

As of 26 October 2026, the Imagine villas in our portfolio are listed at €2,400,000 to €2,730,000. As they are new builds, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

On reservation you pay €120,000, followed by a provisional deposit of 5% and further instalments as set out in the purchase contract. We are happy to send you the full payment schedule on request.

The location: Bel Air

Bel Air is an established, leafy villa area on the eastern side of Estepona, just inland from the New Golden Mile coastline. The streets are quiet, the villas sit in generous gardens and you are surrounded by some of the most exclusive addresses on the Costa del Sol. Beaches, golf courses, international schools and restaurants are all a short drive away, as are Puerto Banús and the centre of Estepona.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. How a viewing works

Would you like to see Imagine? We will arrange the viewing around your trip, even at short notice. Beforehand, we send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. On site, we show you not only the property but also the neighbourhood: the nearest schools and shops, the beach and the golf courses. That way you get an immediate feel for everyday life here.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
