About Altoasis

A 245 m² home with three bedrooms for €470,250, key-ready and with sea views: on paper, Altoasis is the best-value development in Estepona that we track. The estate has 87 townhouses and semi-detached homes on the edge of Azata Golf, in the west of Estepona. There is a show home, so you can judge the finish for yourself.

Each home is spread over two living floors and a basement, with three bedrooms, two bathrooms and a guest WC. We offer a 245 m² townhouse with a 15 m² terrace and a 262 m² semi-detached home with an 80 m² terrace for €564,325. Some homes have a roof terrace with views of the sea and the golf courses. There is no private garden or private pool.

What you need to know: according to the project description, the whole estate, inside and out, is being thoroughly renovated. That points to a renovated complex rather than a newly built development, even though portals give 2024 as the year of construction. For a buyer, that is not a drawback in itself, but it helps explain the low price. We request the original year of construction, the building licence and the scope of the renovation.

Altoasis in figures

At €2,037 per m², Altoasis is the cheapest development per m² in our comparison of 71 new developments in Estepona. That is 60% below the new-build median (€5,038) and 59% below resale homes (€5,021). Part of that floor area is in the basement, though, and that counts for less than living space on sunny upper floors. Outdoor space is limited: for the median home the terrace is 18% of the living area, in the bottom 7% of developments. For the €470,250 townhouse you pay €531,418 with VAT, stamp duty, notary and lawyer, or 13% extra. You can, however, move in straight away: completion was in March 2025.

Location

The estate is in the west of Estepona, frontline Azata Golf and close to Valle Romano Golf. Estepona's new hospital is practically next door. The area is developing fast, with new residential projects and an additional urban plan in the vicinity. At 59 metres above sea level, you look out over the golf course towards the sea. Estepona town centre is a 13-minute drive away.

For your daily routine: Azata golf course is a 17-minute walk, the hospital a 4-minute drive or a 28-minute walk. You reach the supermarket in 5 minutes by car. The nearest beach in our measurements, Costa Natura, is a 6-minute drive. Allow 47 minutes to Gibraltar airport, 28 to Puerto Banús and 68 to Málaga.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Altoasis sits at around 59 metres above sea level.

Both homes we offer have confirmed sea views, mainly from the upper floors and the roof terraces. One portal mentions a south to west orientation; for each home we check what the view over the golf course really offers.

Homes and finishes

The homes have marble floors, double glazing, electric roller shutters and a whirlpool bath in the main bathroom. Portals also mention a fireplace and air conditioning for heating and cooling; we confirm that in the specification. The energy rating is B. Because these are key-ready homes, we recommend a technical survey: we look for damp in the basement, at the condition of the roofs and roof terraces, and at which parts have actually been renovated.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Altoasis through Privé.

Who is Altoasis right for?

Altoasis suits families and buyers who want plenty of space on a limited budget and want to move in straight away. Golfers have the course on their doorstep. If you plan to spend the winter here, you also benefit from the indoor pool and the nearby hospital. If you are set on a brand-new home, want lots of terrace or would rather walk to the beach, another development will suit you better.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
