About Looa Estepona

LOOA is a compact development: one building with a ground floor and five upper floors, making 22 apartments. They all have 3 bedrooms and 2 bathrooms, with an en-suite bathroom for the main bedroom. That makes the development especially interesting for families and for buyers who want a guest room. It is in Las Mesas, the residential area above the centre of Estepona, and completion is planned for December 2028.

Three homes are in our listings. The cheapest is on the first floor: 105 m² with a 17 m² terrace, at €549,000. Downstairs there is a 91 m² apartment with a 92 m² garden, at €650,000. At the top is a 112 m² penthouse with an 83 m² terrace, for €1,050,000. A private pool is possible with the garden apartment and the penthouse. Do check whether it is included in the price or an option at extra cost.

The shared highlight is on the roof: a pool with a sun deck and views over the surroundings towards the coast. In addition, every home has an underground parking space and a storage room, with a lift serving every floor. The complex is gated. Large facilities such as a spa or gym are not mentioned, so community fees should stay limited.

Looa Estepona in figures

Here you need to do your sums carefully. The median price of €7,143 per m² is 42% above the new-build median in Estepona (€5,038) and 42% above resale homes (€5,021). That is mainly due to the penthouse and the garden apartment. At €5,229 per m², the first-floor apartment is much closer to the market, and at €549,000 it is a keen entry price for 3 bedrooms. With VAT, stamp duty, notary and lawyer, you pay around €620,388 for it. Outdoor space is limited: the median terrace-to-home ratio is 16%, among the lowest in the municipality. And with 26 months until completion, you wait considerably longer than the median of 8 months.

Location

Las Mesas is a practical town district where Spanish families and foreign buyers live side by side. You will find supermarkets, schools, sports facilities and restaurants within walking distance, and the old centre of Estepona, with its little squares and the marina, is close by. The development is in the lower part of the district, at 28 metres above sea level. That means less climbing to the centre, but also fewer views from the lower floors. The rooftop pool makes up for that for all residents.

Mercadona is a 5-minute walk away, ideal for daily shopping. You can reach the centre in 18 minutes on foot and the secondary school in 20. La Rada beach is a 23-minute walk or a 2-minute drive. The hospital is 8 minutes away, Puerto Banús 21 and Málaga airport 62 minutes by car.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Looa Estepona sits at around 28 metres above sea level.

Sea views are not confirmed for any of the three homes. The description promises sea views from the roof terrace and the penthouses; we will check that on site.

Homes and finishes

The kitchens are fully fitted with built-in appliances. The bedrooms have motorised shutters, the front door is reinforced and the bathrooms have electric underfloor heating and shower screens. Hot water comes from an aerothermal system, the air conditioning is ducted, and there is a video intercom and LED lighting throughout. Energy rating B. As this is an off-plan purchase, we check the specification sheet, the bank guarantee on your stage payments and, with a private pool, the plant room and the additional costs.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Looa Estepona through Privé.

Who is Looa Estepona right for?

LOOA suits a family that needs three bedrooms, wants to live in a town district with everything within walking distance and is in no hurry. The first-floor apartment is the smartest buy of the three. If you want plenty of outdoor space, to move in within the year or expect a large resort with wellness facilities, there are better alternatives in Las Mesas.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
