About Golden Hills

Plenty of space for your money in an established golf area: that sums up Golden Hills. The development has 40 homes in El Paraíso, the residential area between Estepona and Marbella. They are all duplexes. Downstairs are homes with their own garden and private pool; upstairs, two-level penthouses with a roof terrace and a private jacuzzi. At 185 to 270 m², these are more like houses than apartments.

Three homes are currently in our listings. The three-bedroom penthouse, with 185 m², a 68 m² terrace and sea views, costs €829,000. On the ground floor there is a duplex with four bedrooms, four bathrooms, 270 m² and a private pool for €895,000. The largest option is the five-bedroom ground-floor home with 255 m², a 201 m² garden and its own pool, at €1,040,000. The ground-floor homes also have their own barbecue area.

The complex has a heated communal pool, a gym, landscaped gardens and a children's playground. Lifts go down to the basement, where every home has at least one parking space and a storage room. That makes the development particularly suitable for families looking for a villa feel with the easy upkeep of an apartment.

Golden Hills in figures

Golden Hills asks a median of €4,078 per m², 19% below the €5,038 that new builds in Estepona cost on average and also 19% below resale homes (€5,021). For a home with its own pool or jacuzzi, that is a strong ratio. Each extra bedroom costs around €106,000: from €829,000 for three bedrooms to €895,000 for four and €1,040,000 for five. If you buy the entry-level home, you pay a total of €936,848 with VAT (€82,900), stamp duty (€9,948), notary (€5,000) and lawyer (€10,000). The outdoor space is less impressive: terraces of 20% of the indoor area, less than 86% of developments. The homes are mainly spacious inside.

Location

El Paraíso is one of the older, green residential areas on the New Golden Mile. The streets wind between villas and two golf courses: El Paraíso Golf and El Campanario are each within 1 km. The development sits at around 38 metres above sea level, on the mountain side of the A-7. The beach is 1.5 km away. It is an area where many people live all year round, with international schools, restaurants and sports clubs nearby.

If you have children, you will notice the difference: The International School of Estepona is a 3-minute drive or an 18-minute walk away. A supermarket is 2 minutes by car. El Campanario golf course is 12 minutes on foot. Salduna beach is an 8-minute drive, Puerto Banús 11 and the centre of Estepona 17. The hospital in Marbella is 9 minutes away, Málaga airport 56.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Golden Hills sits at around 38 metres above sea level.

The penthouse in our listings has confirmed sea views from the roof terrace with jacuzzi. No sea views are mentioned for the ground-floor duplexes; there the focus is on the garden and the pool.

Homes and finishes

The homes have ducted air conditioning with zone control, electric shutters, a reinforced front door with smart lock and a full home automation system for lighting, climate and security. The kitchen is fully equipped and open to the living and dining area. As completion is close, we try to check the finishes on site rather than on plan. Among other things, we look at the pool equipment, the waterproofing of the roof terraces and how the home automation works.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Golden Hills through Privé.

Our honest verdict on Golden Hills

Strengths

  • Spacious duplexes of 185 to 270 m² with three to five bedrooms.
  • Private pool on the ground floor or private jacuzzi with sea views on the penthouse.
  • Price per m² is 19% below the new-build median in Estepona.
  • International school 3 minutes away, two golf courses within 1 km.
  • Planned completion is close, so a short wait compared with most developments.

Points to consider

  • The planned completion date of September 2026 has passed; another agent mentions the second quarter of 2027.
  • Terraces are small relative to the living area; only the penthouse reaches 68 m².
  • The beach is a 34-minute walk away, so count on using the car.
  • The four-bedroom home has only 27 m² of terrace for 270 m² inside.
  • Private pools need maintenance; factor in the annual costs.

Who is Golden Hills right for?

Golden Hills suits families with school-age children who want to live on the Costa del Sol permanently or for long periods, and golfers. You get the space of a villa without the worries of a detached house. If you are mainly looking for a compact holiday base or insist on walking to the sea, you would be paying here for square metres you do not need.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Golden Hills

When will Golden Hills be completed?

The original schedule spoke of September 2026, but the homes are not yet key-ready. Another agent mentions the second quarter of 2027. We request the current completion date in writing before you reserve.

Is El Paraíso a good area to live in?

El Paraíso is a green, quiet villa area with golf courses, international schools and restaurants nearby. Many residents live there all year round. Puerto Banús is an 11-minute drive away, Estepona 17.

Can you spend the winter at Golden Hills?

Yes. There is a heated communal pool, the homes have zoned air conditioning, and amenities such as the supermarket and schools are open all year. In December you get around 9.7 hours of daylight.

Do all the homes have their own pool?

No. The ground-floor duplexes have their own pool, the penthouses a private jacuzzi on the roof terrace. In addition, everyone shares a heated communal pool.

Do I pay more if I buy Golden Hills through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Golden Hills, that adds up to around 13.0%.
