New developments in Málaga
New developments in Málaga: contemporary apartments and penthouses in Teatinos, along the western seafront and in regenerated districts, in one of Spain's fastest-growing cities.
Where is Málaga building?
Málaga has attracted many new residents in recent years, from international tech companies to students and retirees, and it shows in the new builds. The largest projects are in the west of the city. In Teatinos, around the university, developments with gardens, pools and underground parking are rising. Along the western seafront, in the districts behind the newer beach and promenade towards the airport, former industrial land is being turned into modern residential areas with apartments close to the sea.
In the centre it is more about renovations and small projects in historic buildings. In the east, around El Palo and Cerrado de Calderón, small developments and sea-view villas appear from time to time.
Prices and costs
Idealista recorded an average asking price of €3,969 per m² in the city of Málaga in September 2026, up 4.1% on a year earlier. New builds usually sit above that average, but often remain cheaper than comparable projects in Marbella. New builds carry 10% VAT plus 1.2% AJD, instead of 7% transfer tax on resale homes.
Buying safely and letting
When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy in your name. Have the building licence, payment schedule, specifications and ten-year structural insurance checked, and look at the developer's track record. If you plan to let: Málaga has tightened its rules on tourist rentals, while demand for long-term rentals is strong. Base your yield calculations on that.
If you would rather live by the sea in a quieter setting, Benalmádena, Mijas and Estepona offer a wider choice of new builds. We are happy to compare the options with you.
