What is Atta Villas?

Atta Villas is a contemporary off-plan development of eight villas in a prime spot on the New Golden Mile, with gardens that run right down to the fairways of El Campanario golf course. The four-bedroom villas combine striking exterior architecture with an exceptional interior finish. You can choose from several layouts, each offering its own way of living.

The villas

Every villa has open-plan living spaces, a fully fitted kitchen, large en-suite bedrooms and plenty of built-in storage. The larger villas have extra rooms you can use as a home office or an additional bedroom. All the villas have a private pool and a generous landscaped garden overlooking the golf course.

The comfort is complete: underfloor heating, including in the bathrooms, hot and cold air conditioning, double glazing, a basement with a games room, a storeroom and a laundry room, covered and private terraces, and parking for several cars.

Prices and payment in October 2026

As of 26 October 2026, the villas at Atta Villas are listed with us at €1,800,000 to €2,650,000. As this is a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €20,000 on reservation, 30% on signing the purchase contract and the remaining 70% on completion. The project has a building licence; construction began in the second quarter of 2024 and completion was scheduled for summer 2026. The location: the New Golden Mile

The New Golden Mile is the stretch of coast between San Pedro de Alcántara and Estepona, taking in areas such as Cancelada, Atalaya, Selwo and El Paraíso. Here you'll find wide beaches, beach clubs, golf courses such as El Campanario, Atalaya and El Paraíso, and international schools. Puerto Banús is about ten minutes away, and so is Estepona. The area is developing fast and is popular with families and international buyers looking for peace and space close to Marbella.

Why Estepona?

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Golf living

Living on or close to a golf course offers benefits that go well beyond the game itself. The surroundings are green and beautifully kept, the views stay open because the fairways will never be built on, and there's a calm, well-cared-for atmosphere. Golfers can tee off just minutes from home, while non-golfers can enjoy the walking paths, the clubhouse and the terraces. Beforehand, we'll send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
