Las Mesas Collection, Puerto de Estepona: new build with sea views in Estepona
A ground-floor apartment and a penthouse with a 119 m² terrace, both with 2 bedrooms and sea views. Completion expected in June 2027.
Last updated: 20 October 2026
About Las Mesas Collection
Las Mesas Collection is a small apartment development above Estepona's port, at 68 metres above sea level and around 600 metres from the coast. Two homes are currently for sale: a ground-floor apartment and a third-floor penthouse. Both have 2 bedrooms, 2 bathrooms and sea views. The keys are expected in June 2027, so in about eight months.
The development is gated and secure, with a gym, a wellness area, a communal pool and landscaped gardens with native planting. Parking is underground and every home has a storage room. The technical side stands out: heating and hot water run on aerothermal energy, there are solar panels on the roof and cooling is provided by an efficient heat pump. Both homes have energy rating B. The wider description mentions layouts with 2, 3 and 4 bedrooms, but in the current list we only see two-bedroom homes.
What strikes us is the difference between the two remaining homes. The ground-floor apartment has 142 m² built, of which 86 m² is usable, and a 43 m² terrace. The penthouse is slightly smaller inside but has a 119 m² terrace, almost as big as the home itself. If you mainly want to live outdoors, you will see the €100,000 price difference differently from someone who wants to live on the ground floor close to the garden.

Las Mesas Collection in figures
The median price works out at €5,505 per m². That is 9% above the median of 71 new developments in Estepona (€5,038) and 10% above resale homes in the municipality (€5,021). The premium mainly buys outdoor space: the median ratio of terrace to built area is 61%, and the penthouse has 119 m² of terrace. For the €695,000 ground-floor apartment, allow a total cost of around €785,440. That includes €69,500 VAT, €8,340 stamp duty (AJD), €4,200 notary and €8,400 lawyer, together 13% on top of the price. Completion in eight months is exactly the municipal median, so you won't wait longer than for an average new build.

Location
The project is on the western side of Estepona, in the area that slopes down to the marina. This is an ordinary residential neighbourhood with apartment buildings and local shops, not a secluded urbanisation in the hills. That has pros and cons: everything is close by, but it is not a quiet green setting. Thanks to the 68-metre elevation, you do look out over the rooftops towards the sea. The port with its restaurants, the fish market and the promenade are the natural starting point for an evening out.
In concrete terms: Playa del Cristo beach is a 19-minute walk, or 5 minutes by car. You reach Carrefour in 13 minutes on foot. Estepona town centre is a 27-minute walk or a 5-minute drive. The hospital is a 9-minute drive, Valle Romano golf course 11 minutes. You reach Puerto Banús in 23 minutes, Málaga airport in 63 and Gibraltar airport in 45.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Las Mesas Collection sits at around 68 metres above sea level.
Both homes currently for sale are listed with sea views, and the description mentions a south-facing position. The ground-floor apartment is low down, so we check how much of that view remains once the garden has matured.
Homes and finishes
The kitchen is open-plan and fully equipped, the main bedroom has an en-suite bathroom and all rooms have built-in wardrobes. The living room and main bedroom have motorised shutters. Large porcelain tiles run from inside out onto the terrace, and the bathrooms have heated towel rails. There is a video intercom and each home controls its own climate. We request the technical specifications in advance and, at completion, check the aerothermal system, the drainage of the large penthouse terrace and the tiling at the transition to the outside.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Las Mesas Collection through Privé.

Our honest verdict on Las Mesas Collection
Strengths
- Penthouse with 119 m² of terrace, almost as big as its 130 m² built interior.
- Beach, supermarket and town centre are all within walking distance; you won't need a car every day.
- Aerothermal energy, solar panels and energy rating B keep running costs under control.
- Wellness area, gym and pool within the development, handy outside the high season.
- Completion in eight months, as quick as the average new build in the municipality.
Points to consider
- Only two homes for sale, both with 2 bedrooms: little choice of layout or floor.
- Price per m² is 9% above new builds and 10% above resale homes in Estepona.
- Ground-floor apartment: 142 m² built versus 86 m² usable; ask for the exact floor plan.
- Sources contradict each other on the pool (indoor or outdoor) and the number of homes.
Who is Las Mesas Collection right for?
This project suits a couple who want to live in Estepona for most of the year, like walking to the port and the beach, and value low energy costs. The penthouse appeals to those who like to cook and entertain outdoors. For families who need three bedrooms, or buyers looking for a quiet, green villa neighbourhood, we would rather recommend other projects.
Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
- Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
- Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
- Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
- Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Las Mesas Collection
Is Las Mesas Collection suitable for wintering in Estepona?
Yes, especially when you factor in the on-site facilities. In December the sun rises here around 8.28am and sets at 6.09pm, giving 9.7 hours of daylight. With a wellness area and gym in the development and shops within walking distance, it stays pleasant in winter too.
What is the total cost of the cheapest apartment?
The ground-floor apartment costs €695,000. With VAT, stamp duty, notary and lawyer you reach around €785,440, or 13% extra. Financing costs and any furniture come on top of that. We are happy to run the numbers for your situation.
How far is the beach really?
The nearest beach, Playa del Cristo, is a 19-minute walk or a 5-minute drive. As the crow flies it is closer, but you walk down through the streets. The way back is uphill, something to bear in mind.
When is completion?
Completion is scheduled for June 2027. We monitor construction and, at reservation, always request the bank guarantee on your deposits, so your payments are protected if the schedule slips.
Do I pay more if I buy Las Mesas Collection through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Las Mesas Collection, that adds up to around 13.0%.
