About Zenith Estepona

Zenith Estepona is made for people who want to live in town rather than on a hill above it. The development in Parque El Calvario, in the new district around the Felipe VI theatre, has 40 apartments and penthouses with one to three bedrooms. You can walk to the town centre in a quarter of an hour, and the supermarket is just round the corner. Prices start at €363,000, and completion is planned for 1 July 2027.

We currently see five homes on offer. The cheapest is a small third-floor penthouse with one bedroom, 72 m² and a 39 m² terrace for €363,000. A two-bedroom ground-floor apartment of 95 m² with a 27 m² terrace and a 66 m² garden costs €389,000. The other three are second-floor penthouses: two bedrooms for €524,000 or €559,000, and three bedrooms with 130 m² and a 75 m² terrace for €550,000. Notably, the most expensive two-bedroom penthouse has an 83 m² terrace.

Every home comes with a garage space and a storage room, which is not a given in the centre of Estepona. The grounds are gated and have a pool, landscaped gardens, a gym and a multipurpose lounge for residents. There is a lift. Sea views are not listed for any of the homes. This is a project for town living, not for the panorama.

Zenith Estepona in figures

The median price of €5,038 per m² matches the median for new builds in Estepona exactly and is barely above resale homes (€5,021). Within the project, though, it varies widely: from €4,095 to €5,646 per m². A third bedroom costs you a lot here: the cheapest three-bedroom home (€550,000) is €161,000 more than the two-bedroom one (€389,000), an average of €94,000 per extra room. Outdoor space is generous: 54% of the interior area, better than 82% of projects. For the entry-level home you pay €410,256 in total with VAT (€36,300), stamp duty (€4,356), notary (€2,200) and lawyer (€4,400).

Location

Parque El Calvario lies at the top of the town centre, where Estepona has expanded in recent years with a theatre, a sports stadium and new residences. It is an urban neighbourhood, with schools, shops and bus stops nearby, not a resort. The old town with its flower-lined streets lies below you, the promenade a little further on. If you want to live in Estepona all year round without taking the car for every errand, this is a good spot.

On foot you are 7 minutes from ALDI and 6 minutes from the secondary school. The town centre is a 15-minute walk, La Rada beach 27 minutes on foot or 2 minutes by car. The hospital is a 9-minute drive, Valle Romano Golf 12. Puerto Banús is 21 minutes away, Málaga airport 61.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7.02am on 21 June and sets at 9.41pm, giving 14.6 hours of daylight. On 21 December that falls to 9.7 hours, with the midday sun 30° above the horizon. Zenith Estepona sits at around 28 metres above sea level.

None of the homes in our listings has confirmed sea views, and we do not promise them either. The orientation of each home is not in the data; we check it on the plans, especially for the penthouses with large terraces.

Homes and finishes

The technical specification is short but concrete: a security door, double-glazed PVC windows with insulated roller shutters, ducted air conditioning and hot water via aerothermal energy. The energy rating is B. We found no details on kitchen appliances, flooring or bathrooms. We will request that materials list before you reserve. For the ground-floor home we also look at how the garden drains and how privacy from the communal area is handled.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance on completion at the notary. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Zenith Estepona through Privé.

Our honest verdict on Zenith Estepona

Strengths

  • Supermarket a 7-minute walk and the town centre 15 minutes on foot.
  • Garage and storage room included with every home, even the entry-level one.
  • Two-bedroom penthouse with 83 m² terrace for €559,000.
  • Two-bedroom ground-floor home with 66 m² garden for €389,000.
  • More generous outdoor space than 82% of new builds in Estepona.

Points to consider

  • No sea views: this is a town project, not a home with a view.
  • A third bedroom costs €161,000 more than the cheapest two-bedroom home.
  • One agent's website lists homes as available immediately; our data say completion July 2027.
  • The €363,000 penthouse has one bedroom and 72 m²: compact.
  • Beach a 27-minute walk away, not on the doorstep.

Who is Zenith Estepona right for?

Zenith Estepona suits anyone who wants to live in Estepona all year round or for long periods and do everything on foot: working people, retirees and also buyers looking for an affordable penthouse with a large terrace. It is less suitable if you want sea views, are looking for a beach apartment or expect a keen price for three bedrooms.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Zenith Estepona

Has Zenith Estepona already been completed?

According to our data, completion is planned for 1 July 2027. Another agent's website reports that many homes are already habitable. The two do not tally, so we check the construction status before you make a decision.

Can you spend the winter at Zenith Estepona?

Yes, and the central location helps: shops, restaurants and the town centre are within walking distance, out of season too. In December there are about 9.7 hours of daylight, and the homes have ducted air conditioning.

How many homes does the project have?

The development has 40 apartments and penthouses with one, two or three bedrooms. Our current listings show five homes for sale, from €363,000 to €559,000.

How far is the beach?

La Rada beach is a 2-minute drive or a 27-minute walk. So the Estepona promenade is reachable on foot, but walking to the beach every day is quite a trek.

Do I pay more if I buy Zenith Estepona through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, on a new build you pay 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Zenith Estepona, that adds up to around 13.0%.
