What is The Privilege?

The Privilege is an exclusive residential development of luxury homes spread across the ground floor and four upper floors, with a solarium on the roof. Beneath the building are two underground levels with parking spaces and private storage rooms. The development offers two and three-bedroom apartments in a range of layouts and styles, from homes with a private garden and pool to spacious apartments with large terraces. At the top are the penthouses, each with a roof terrace and solarium.

The homes

Every home is bright and spacious, finished with modern fittings and an energy-efficient climate control system with air conditioning for both heating and cooling. Each has two bathrooms, one of them en suite, a fully fitted kitchen open to the living area, built-in wardrobes, a utility room, double glazing and both covered and private terraces. Many of the homes enjoy sea views.

Every home comes with two parking spaces and a private storage room. The building has modern lifts, is accessible for people with reduced mobility and is pre-installed for electric vehicle charging.

The amenities

As a resident, you enjoy an exclusive range of high-quality amenities: a communal pool and beautifully landscaped gardens, a fully equipped gym and a spa with sauna, a barbecue area, plus a lounge, a social club and a coworking space. The complex is gated.

Prices and payment in October 2026

As of 1 November 2026 we have the homes at The Privilege listed from €997,500 to €1,895,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

To reserve, you pay €10,000 plus VAT for homes under €1 million, or €20,000 plus VAT for homes above that. This is followed by 20% on signing the purchase contract, 20% after six months and 60% on completion at the notary. Handover is expected within 24 months.

The location in Estepona

The Privilege is set in a lively, commercial part of Estepona, close to the port, shops, the beach, the town centre and schools. Everything is within easy reach: the marina with its restaurants, the seafront promenade, the old town and the large supermarkets.

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Would you like to see The Privilege? We plan the viewing around your trip, even at short notice. Beforehand, we send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Once you're here, we show you not only the home but also the area: the nearest schools and shops, the beach and the golf courses. That way, you get an immediate feel for everyday life here.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
