The villas

The villas offer built areas from 259 m², generous terraces from 104 m² and plots from 403 m². In our listings they have three bedrooms and two and a half bathrooms, with 259 to 273 m² built, 130 to 158 m² of terraces and plots of 403 to 440 m². Prices and payment in October 2026

As of 26 October 2026, the Amaris villas in our listings are priced from €1,590,000 to €1,690,000. With a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule in the sales sheet is: €20,000 on reservation, 30% on signing the purchase contract, 20% during construction and 50% on completion.

The location: Azata Golf

Azata Golf lies on the western side of Estepona, in one of the most promising areas of the Costa del Sol. Estepona town centre is close by, as are Marbella and Sotogrande, and you have easy access to golf courses, beaches, marinas, international schools and a lively social scene. The area is developing quickly, with new residential developments around the golf course and open sea views.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
