About Maralto

With 163 homes, Maralto is one of the larger developments in Las Mesas. You notice that in the facilities: two outdoor pools, a heated indoor pool with spa, a gym and an outdoor exercise area, gardens with a children's playground, and even a car wash bay in the underground garage. The development sits at 79 metres above sea level and is closed off by a secure entrance gate.

The six homes on our list show how wide the range is. The entry model is a 60 m² one-bedroom penthouse with a 59 m² terrace, for €479,000. Next come 2-bedroom apartments from €569,000, with a garden or a 92 m² terrace. If you want 3 bedrooms, you pay €795,000 for a garden home and €825,000 on the first floor. At the top is a 3-bedroom penthouse with a 90 m² terrace and a 74 m² solarium, at €1,195,000.

Every home has an open-plan layout with floor-to-ceiling windows. The building is designed for cross-ventilation from one façade to the other, which makes all the difference in summer. Everyone gets a parking space and a storage room. There is some doubt about the timing, though: we have been given December 2027, while one portal states construction starting in 2026 and completion in 2029.

Maralto in figures

Maralto is expensive per square metre, but you get a lot of outdoor space. The median of €7,642 per m² is 52% above the Estepona new-build median (€5,038) and 52% above resale homes (€5,021). On the other hand, the median terrace area is 89% of the home, among the most generous in the municipality. Going from 2 to 3 bedrooms costs €158,000 per extra room on average. With VAT, stamp duty, notary and lawyer, you pay around €541,348 for the cheapest penthouse at €479,000. So do not judge the price only per m² indoors: if you count the terrace as living space, the picture changes. The 14 months to completion are above the median of 8.

Location

Las Mesas is a residential neighbourhood on the slope above Estepona town centre. In recent years it has become one of the most popular spots for new builds, because everything is within walking distance and yet you live a little higher than the centre. Maralto is in the upper part, with views over the neighbourhood towards the sea and of the Sierra Bermeja behind you. It is not a quiet villa area: families live here, there are schools and sports clubs, and the streets are lively.

You walk to Mercadona in 10 minutes and to the centre in 21 minutes. Playa del Cristo beach is 28 minutes on foot, or 5 minutes by car. The secondary school is a 25-minute walk. Valle Romano Golf is an 11-minute drive, the hospital 9, Puerto Banús 22 and Málaga airport 63 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Maralto sits at around 79 metres above sea level.

Sea views are confirmed for the two penthouses on the fifth floor. They are not mentioned for the ground- and first-floor apartments, which look out over gardens and the development instead.

Homes and finishes

The floors are porcelain, and the kitchens are modern and fitted with built-in appliances. The homes have air conditioning and, according to the description, a high-end finish, without brands or systems being specified. Energy rating B. That is exactly why we always request the memoria de calidades: this document sets out contractually which tiles, kitchen and climate systems you get. On a large development, we also check the community budget, because three pools and a spa come at a price.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Maralto through Privé.

Our honest verdict on Maralto

Strengths

  • A wide range of facilities, with a heated indoor pool and spa for year-round use.
  • Generous terraces: median 89% of the living area.
  • 1-bedroom entry from €479,000, interesting as a rental investment.
  • Supermarket a 10-minute walk and the centre a 21-minute walk away.
  • The playground and gardens make it suitable for families with children.

Points to consider

  • Price per m² is 52% above the Estepona new-build median.
  • Uncertain completion date: December 2027 versus 2029 according to another source.
  • With 163 homes, you live in a large development, not a boutique building.
  • Sea views only confirmed for the penthouses on the top floor.
  • The beach is a 28-minute walk away.

Who is Maralto right for?

Maralto suits buyers who want the resort feeling: swimming in winter, exercising on site and children playing with other children. The 1-bedroom penthouse is interesting if you want to let it out or are looking for a compact second home. If you buy on price per m², prefer a small community or want certainty about the completion date, compare with other developments in Las Mesas first.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
