Who is it for?
Is New Golden Mile right for you?
Ideal if you
- want a new-build apartment with a pool and sea views without Marbella prices
- play golf: El Paraíso, Atalaya and Los Flamingos are a few minutes away
- like a morning walk or bike ride along the seafront path
- want a second home you can let out now and live in full time later
Less suitable if you
- want to do everything on foot: without a car you soon feel limited (look at Estepona town instead)
- expect fine golden sand: beaches here are often dark, coarse sand with pebbles
- want nightlife and boutiques on your doorstep (Puerto Banús suits you better)
Living on the New Golden Mile
The New Golden Mile is not an official district but a name that stuck. It covers roughly 19 kilometres of coast between the eastern edge of Estepona and San Pedro de Alcántara. On the sea side you find beachfront complexes, beach clubs and hotels. On the mountain side, golf communities such as El Paraíso, Atalaya and Selwo climb the hills, with villas and apartments looking out to sea.
Residents are largely international: families who find Marbella too busy or too expensive, golfers, and northern Europeans who spend more months here every year. The pace is slower than in Marbella, yet Puerto Banús and Marbella town remain an easy drive away.
Beach, golf and the new coastal lifestyle
The Senda Litoral coastal path runs along the sea, ideal for walking, running and cycling towards Estepona. In 2024 Laguna Beach opened on the site of the former Laguna Village, with a beach club and restaurant. The former Kempinski hotel relaunched in July 2026 as Hacienda del Mar, part of The Meliá Collection. Golfers have El Paraíso, Atalaya’s two courses and Los Flamingos within a few minutes’ drive.
To be honest about the beaches: the sand here is usually dark and coarse, with pebbly stretches, so water shoes are a good idea. In return, the beaches are quieter than in Marbella.
What you buy and what to watch for
Supply is mostly modern apartments and penthouses in gated complexes, plus townhouses and villas in the older golf communities. Many projects sell off plan, so always check the bank guarantee on your deposits, the building licence and the planned completion date.
Also look at where a home sits relative to the A-7. A complex right by the road is cheaper, but you will hear the traffic. And if you plan holiday lets, Andalusia requires a licence and the rules are tightening, so we are happy to check this home by home with you.
Daily life and getting around
Groceries are done in Cancelada, Bel Air or the shopping centre near Atalaya, which has an Aldi among other shops. The private Hospiten Estepona hospital sits on the old coast road near El Velerín. Allow about 70 minutes to Málaga airport without traffic, and the AP-7 toll road is close by as an alternative to the busier A-7. A bus between Estepona and Marbella runs along the coast, but in practice almost everyone here drives.
