What is Edificio Serena?

Edificio Serena is a new apartment building in the heart of Cancelada, one of Estepona's most charming neighbourhoods. The building stands out for its clean lines, soft tones and large windows, so you can enjoy natural light all day long. With just twelve homes, it stays small-scale and peaceful.

The apartments

Prices and payment in October 2026

As of 1 November 2026, the apartments at Edificio Serena in our listings range from €240,275 to €323,080. With a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The location: Cancelada

Cancelada is an authentic Andalusian village on the eastern side of Estepona, between the New Golden Mile coastline and the hills. It has its own village centre with a church square, bakeries, cafés, tapas bars, supermarkets, a pharmacy and a health centre, and many Spanish families live here all year round. That makes it a lively, genuine neighbourhood, even outside the high season.

The beaches of the New Golden Mile are just a few minutes away, as are the golf courses of Estepona and Benahavís. You can reach Estepona town centre in around ten minutes, and Puerto Banús and Marbella in fifteen to twenty minutes. The A-7 and AP-7 are close by, and Málaga airport is about an hour's drive. For those who work or have children at school, there are also international schools within easy reach.

Estepona has become one of the most sought-after places on the Costa del Sol. The old town, with its whitewashed streets full of flowerpots, little squares and tapas bars, has kept its authentic Andalusian character. A long promenade runs along the coast, lined with beaches, beach bars and restaurants, and the marina is lively all year round. Around the town you'll find golf courses, international schools and green hills with sea views.

Marbella and Puerto Banús are about a twenty-minute drive away, Sotogrande and Gibraltar are also within easy reach, and you can get to Málaga airport in about an hour via the AP-7. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
