About Villas Monte Palatino
Per square metre, this is one of the most affordable new-build villas we track in Estepona. Villas Monte Palatino sits in the highest part of Valle Romano Golf and looks out over the golf course to the Mediterranean. The villa currently available has three bedrooms and three bathrooms, 509 m² of built area and 267 m² of terrace on an 886 m² plot. The asking price is €1,590,000, with completion scheduled for 1 December 2027.
The development is sold off-plan, which has a concrete advantage: while construction is under way, you can help shape the layout and finishes. You choose tiles, kitchen, bathrooms and taps from the Porcelanosa collection. According to an international property portal, the building licence is already in place and construction is due to start straight away. The home is spread over several floors, with open living areas leading onto generous terraces, a private pool, garden, solarium and garage. According to the same portal, every bedroom has its own bathroom and terrace.
There is one thing we want to make clear up front. The project description states a built area from 590 m², while the specific villa in our data has 509 m². Three bedrooms on more than 500 m² is also on the low side. A large part of that area is probably in the basement, garage and plant rooms. That determines how cheap the price per m² really is, so we request the floor-by-floor plans.

Villas Monte Palatino in figures
The most striking figure is €3,124 per m²: 38% below the €5,038 median for new builds in Estepona and the same margin below resale homes (€5,021). Only one development in the municipality is cheaper per square metre. You do need to read that discount alongside the large share of non-living space we suspect. The 267 m² of terrace equals 52% of the interior area, more than at three quarters of the other developments. With VAT (€159,000), stamp duty (€19,080), notary (€9,500) and lawyer (€19,200) you pay €1,796,780 in total. You wait 14 months for the keys, against a median of 8 months in Estepona.
| Price | € 1.590.000 |
| VAT (IVA) 10% | € 159.000 |
| Stamp duty (AJD) 1.2% | € 19.080 |
| Notary and land registry (estimate) | € 9.500 |
| Lawyer 1% + VAT (estimate) | € 19.200 |
Around 13.0% on top of the price in total. All purchase costs explained.
Terrace, solarium and garden combined, as a percentage of the living area (median). That is more than 77% of new developments in Estepona. Largest outdoor space: 267 m².
Planned completion December 2027. Half of all new builds in Estepona complete within 8 months.

Location
Valle Romano Golf is a green urbanisation on the eastern edge of Estepona, built around a golf course and surrounded by hills. Monte Palatino sits in the upper part, at around 89 metres above sea level and some 2.3 km from the coast. That elevation explains the open views, but it also means you are not living by the sea. The area consists of villas and residences with plenty of greenery, without a shopping street. Life here is quiet, a short drive from town and the coast road.
Expect to use the car for everything. Aldi and Estepona hospital are each a 7-minute drive, Guadalobón beach 9 minutes. The project description mentions 5 minutes to the beach, so our route measurement comes out a little higher. Estepona town centre is 15 minutes away, Puerto Banús 30. Málaga airport is 71 minutes away, Gibraltar 49.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Villas Monte Palatino sits at around 89 metres above sea level.
Sea views are confirmed for this villa. According to the description, from the highest part of the urbanisation you look out unobstructed over the golf course to the Mediterranean; we check on the plans which floors make the most of that view.
Homes and finishes
The finishes are largely up to you: floor and wall tiles, kitchens, sanitaryware and taps are chosen from the Porcelanosa range, and you can still adjust the layout during construction. The energy rating is B. Personalising is appealing, but it is also where extra costs arise. So we ask which choices fall within the base price, have a list of unit prices for extras drawn up and make sure every change is put in writing, with its price, in the contract.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Villas Monte Palatino through Privé.

Who is Villas Monte Palatino right for?
Monte Palatino is for buyers looking for a spacious villa with sea views who want to help design their home and can wait until the end of 2027. Golfers and families who spend a lot of time outdoors will get the most out of it. If you need lots of bedrooms, want to move in quickly or would rather not deal with choices and extra costs, a key-ready villa is a better fit.

Frequently asked questions about Villas Monte Palatino
How many bedrooms does a villa at Monte Palatino have?
The available villa has three bedrooms and three bathrooms. As you can adapt the layout during construction, an extra bedroom may be an option. We will check that for you, along with the additional cost.
Are there new builds with sea views in Valle Romano?
Yes, and Monte Palatino is one example: sea views are confirmed for this villa. Not every home in Valle Romano has them, as many sit lower down. Elevation and position make the difference.
Can I choose the finishes myself?
Yes. During construction you choose tiles, kitchen and sanitaryware from the Porcelanosa collection and can adapt the layout. We make sure it is clearly set out what is included in the price and what costs extra.
What does the villa cost including taxes?
On top of €1,590,000 come VAT, stamp duty, notary and lawyer, together around €206,780. That brings your total budget to €1,796,780, before any extra costs for personalisation.
Do I pay more if I buy Villas Monte Palatino through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Villas Monte Palatino, that adds up to around 13.0%.
