Where is Manilva building?

Manilva still has space, which attracts developers looking to build modern homes at prices no longer achievable further east. Most new building is on the hills above the coast: around La Duquesa golf, above Sabinillas and towards Manilva village. It is mainly developments of apartments and penthouses, with large south-facing terraces, communal pools and panoramic views over the Strait of Gibraltar.

Closer to the sea there are fewer new projects, as the coastal strip around Duquesa and Sabinillas is largely built up. If you want new and on the beach, you need to be selective and decide quickly.

For anyone looking for a low-maintenance second home, it is an attractive formula: new installations, good insulation against summer heat and winter chill, and a community that is managed while you are away. For families moving here permanently, the distance to schools in Estepona or Sotogrande is worth factoring in.

Prices, costs and buying off-plan

According to idealista, the average asking price in Manilva was €3,043 per m² in September 2026, up 11.3% on a year earlier. Sea-view new builds usually sit above that average, but remain one of the most affordable ways to buy new on the Costa del Sol. New builds carry 10% VAT plus 1.2% AJD.

When buying off-plan, every advance payment must be covered by an individual bank guarantee or insurance policy. Have the building licence, payment schedule, specifications and ten-year structural insurance checked, and look at what the developer has delivered before.

On a practical note, many hillside projects are not within walking distance of shops or the beach, so you will need a car. Visit at different times of day to judge sun, wind and noise.
