Building plots for sale on the Costa del Sol

Building plots for sale on the Costa del Sol: land to build your own villa in Marbella, Benahavís, Estepona and along the coast, with advice on what you can actually build.

Building your own villa

For many buyers, building your own villa is the ultimate dream: your design, your orientation, your view. Plots in the best spots on the Costa del Sol are scarce, but opportunities remain. In Benahavís you will find plots in communities such as La Zagaleta, El Madroñal, Los Flamingos and La Quinta, often with sea views. In Marbella it usually means plots in Sierra Blanca, Nueva Andalucía or Los Monteros, or older villas bought to knock down and rebuild.

Estepona offers plots around El Paraíso, Atalaya and Valle Romano, and further west there are opportunities in Casares, Manilva and Sotogrande, often with more land for your budget.

What you may build sets the value

A plot's price depends less on its size than on what you are allowed to build. Request a planning certificate from the town hall and have the classification (urban building land or not), buildable area in m², maximum footprint, height and setbacks checked. On rural land (suelo rústico), building a home in Andalusia is heavily restricted, including under the new regional LISTA law: never buy such a plot assuming you will get a villa approved.

Also look at the slope, the ground, access and connections for water, electricity and sewerage. On steep plots, foundations and retaining walls can swallow a large share of the budget.

Costs and process

If you buy a plot from a company, you usually pay 21% VAT plus AJD; buying from a private individual means 7% transfer tax. Have your lawyer confirm this in advance. Then factor in the architect, building licence, construction time and insurance: from purchase to completion usually takes several years. We can put you in touch with architects and builders we trust.
