Resale property on the Costa del Sol

Resale homes for sale on the Costa del Sol

Resale homes for sale on the Costa del Sol: apartments, townhouses and villas in the best locations, ready to view, experience and move into straight away.

Why buy resale?

New builds get plenty of attention, but most homes on the Costa del Sol are resale, and that is often where the best locations are. Beachside apartments on the Golden Mile or in La Carihuela, villas on large plots in Guadalmina, Sotogrande or El Paraíso, village houses in Mijas Pueblo: those spots were built on long ago. A resale home gives you a mature garden, a known neighbourhood and certainty about views, light and noise, because you can see it all for real.

On top of that, you often get more square metres for the same budget, there is room to negotiate and you can move in or let straight away. With a renovation, you can make it exactly your home.

Costs and prices

According to idealista (September 2026), average asking prices along the coast range from €3,043 per m² in Manilva to €5,967 in Marbella, with peaks such as the Golden Mile at €8,331. On a resale home in Andalusia you pay 7% transfer tax (ITP) on the purchase price, plus notary, registry and legal fees. If the seller is not tax resident in Spain, the buyer withholds 3% of the price and pays it to the Spanish tax office; your lawyer handles this at the notary.

What to check with resale

Request a recent nota simple to check ownership, mortgages and charges. Have it verified that all extensions, terraces and the pool are legal and match the land registry and cadastre, and that there is an occupation licence. Ask for a certificate from the community confirming no outstanding fees, the latest IBI bill and the energy certificate. With older homes, have a survey of roof, plumbing, electrics and damp.
