About Idyllic
At Idyllic, everything revolves around outdoor space. The project in Arroyo Enmedio, on the western side of Estepona, has 38 homes, and what is still available in our listings is two penthouses. The smaller one already has a 102 m² terrace, the larger one 217 m². That puts this project ahead of 96% of new builds in the municipality for outdoor space. The sea is about 800 metres away.
The three-bedroom, two-bathroom penthouse measures 137 m² and costs €753,000. For €899,000 you get four bedrooms, three bathrooms and 189 m² of living space, plus that 217 m² terrace. Both homes have two parking spaces, a storage room and a solarium. The energy rating is B. A terrace of that size changes the way you live: eating outside, sunbathing and entertaining become the norm, not the exception.
The development itself is designed as a small resort. There are pools, a spa with Turkish bath, sauna and jacuzzi, an indoor gym, a yoga room, a coworking space, a multimedia room and play areas, plus gardens with picnic spots. For 38 homes, that is a generous package. Do ask about the expected community fees, though, because all those facilities need maintaining.

Idyllic in figures
At €5,126 per m², Idyllic sits almost exactly on the €5,038 median for new builds in Estepona (+2%) and is also 2% above resale homes (€5,021). So you pay the market rate per m² indoors, but get exceptional outdoor space on top: terraces equal to 95% of the interior area for the median home. Each extra bedroom costs €146,000, which is reasonable given that the larger penthouse also has 52 m² more living space and more than twice the terrace. With VAT (€75,300), stamp duty (€9,036), notary (€4,500) and lawyer (€9,100), the €753,000 penthouse costs €850,936 in total. Completion is 14 months away.

Location
Arroyo Enmedio lies between Estepona town centre and the western coastal areas towards Casares. It is an area close to the coast, at around 29 metres above sea level, where a lot of new building has appeared in recent years. Estepona's new hospital is practically round the corner. The town centre, the port and Estepona marina are quickly reached, which makes this a practical place to live all year round.
Here you can do a lot on foot. Aldi is a 6-minute walk, the hospital 12 minutes. The nearest beach, at Costa Natura, is a 23-minute walk or a 2-minute drive. Estepona town centre is 9 minutes by car, Puerto Banús 25. Gibraltar airport is 44 minutes away, Málaga airport 65.

Homes and finishes
The windows have double glazing and thermal breaks, the front door is a reinforced security door and the air conditioning is ducted. The bathrooms are finished with vanity units, mirrors and fixed glass shower screens, and the kitchens get built-in appliances. According to another agent, you can choose from three finish themes. With a penthouse with such a large terrace, we pay extra attention to waterproofing, drainage and load-bearing capacity for a possible pergola or planters.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance on completion at the notary. In the data we have, no sea views are confirmed for the two available penthouses. The project is about 800 metres from the sea and 29 metres above sea level. We assess the view for each home on site or from the plans.
Is Idyllic suitable for spending the winter in Estepona?
Yes, the hospital and a supermarket are within walking distance and the development has an indoor gym and spa. In December Estepona gets around 9.7 hours of daylight, enough to enjoy a winter afternoon on a large terrace.
