About Serene Atalaya

With most new builds on the coast, you pay today and wait two years. Serene Atalaya is different: the homes are finished. You can view them, touch the finishes and move in shortly after the deed signing. It is a gated community of semi-detached and detached villas, all with 3 bedrooms, in the Atalaya golf area between Estepona and Marbella.

The villas are built for family life. Downstairs is an open-plan living and dining area with a fitted open kitchen, plus a guest toilet. You have 2 or 3 bathrooms, a private garden and terraces, and some homes also have a rooftop solarium. The communal gardens have two saltwater pools, including a separate children's pool with a gentle, beach-style entry. An automatic gate closes off the community, and parking is under metal pergolas or in a garage.

We have three homes available, from €775,000 to €900,000. The cheapest is a semi-detached villa with 227 m² built, a 41 m² terrace and a 14 m² solarium. The most expensive is a detached villa with 205 m² built, a 74 m² terrace and a 276 m² plot. The development was built in phases; the last phase was completed in September 2025.

Location

Atalaya Golf lies on the eastern edge of Estepona, on the border with Marbella and Benahavís. The area is green and residential, with villas, smaller developments and several golf courses nearby. The land sits at around 34 metres above sea level, slightly inland from the coast road. Thanks to the quick link to the A-7, you reach the coastal towns without driving through busy centres. San Pedro, with its shopping streets and promenade, is the nearest town centre.

With children, school is an important factor: The International School of Estepona is a 5-minute drive away, as is Mercadona. El Campanario golf course is 2 minutes by car or 12 minutes on foot. Isdabe beach and San Pedro town centre are each 8 minutes away, Puerto Banús 10 minutes. Málaga airport is a 55-minute drive.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Serene Atalaya sits at around 34 metres above sea level.

Sea views are not confirmed in our data. The developer mentions panoramic views from terraces and solariums in the last phase. On a viewing you can see for yourself what each villa offers from the roof.

Homes and finishes

Thanks to the specification list, we know fairly precisely what you get. The façades are brick-built with sprayed polyurethane insulation, with soundproofing walls between the homes. Floors are porcelain tiles, and windows have thermally broken aluminium frames and double glazing. A central aerothermal system provides hot water, air conditioning and underfloor heating. The front door is armoured, and the bathrooms have Solid Surface worktops and resin shower trays. The kitchen comes fully fitted. Because the villas are finished, we do a thorough walk-through with you and note every snag before the deed signing.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Serene Atalaya through Privé.

Our honest verdict on Serene Atalaya

Strengths

  • Key-ready: you see what you buy and move in shortly after the deed signing.
  • Price per m² 13% below the average for new builds in Estepona.
  • Private garden and terraces, plus a solarium on some of the villas.
  • Underfloor heating and air conditioning via central aerothermal system; detailed specification list available.
  • Two saltwater pools with a separate children's pool, ideal for families.
  • International school and supermarket a 5-minute drive away.

Points to consider

  • The beach is an 8-minute drive; on foot it takes 36 minutes.
  • Semi-detached means you share a wall with your neighbours.
  • A large, multi-phase development, so less intimate than a small one.
  • Sources differ on the energy rating (A or B); we will have it confirmed.
  • No spa or gym in the community, only pools and gardens.

Who is Serene Atalaya right for?

Serene Atalaya is made for families and for anyone looking for a home with a garden without waiting for a building site. If you are still getting to know the Spanish market, a home that already exists is an advantage too: no risk of construction delays. It is less suitable if you are looking for an apartment with extensive facilities, or want to walk to the beach.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Serene Atalaya

Are the Serene Atalaya villas really ready to move into?

Yes. The homes we offer are key-ready and the last phase was completed in September 2025. You can view them and move in shortly after signing the deed at the notary.

What does a villa at Serene Atalaya cost with all costs included?

With 10% VAT, stamp duty, notary and lawyer, the €775,000 semi-detached villa comes to around €875,800. We are happy to do the same calculation for the other homes, including any mortgage.

Is Serene Atalaya suitable for spending the winter?

Definitely. The villas have underfloor heating and air conditioning via aerothermal energy, and you are 5 to 10 minutes from a supermarket, hospital and Puerto Banús. In December you get almost 10 hours of daylight.

Why is Serene Atalaya cheaper per m² than other new builds?

These are terraced homes and villas in a large, phased development rather than apartments with a spa or sea views. You get more square metres for your money, but less shared luxury.

Do I pay more if I buy Serene Atalaya through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Serene Atalaya, that adds up to around 13.0%.
