About Zenity Indigo

If you are looking for an apartment in Estepona that feels like a house, take a look at Zenity Indigo. This residence in La Gaspara has only 33 homes, and even the smallest two-bedroom option is 146 m². The homes were completed in March 2026 and are key-ready. There is a show home on the estate. Prices start at €645,000, with confirmed sea views for every home we currently see.

Three of the four available homes are on the ground floor. With two bedrooms you get 146 m² and a 41 m² terrace for €645,000. One more bedroom means 172 m² and the same terrace for €740,000. With four bedrooms you go up to 208 m² and a 55 m² terrace for €890,000. The fourth home is a second-floor apartment with four bedrooms, 209 m² and a 65 m² terrace, for €1,315,000. That higher price is mainly for the view from up high.

Within the Zenity estate, Indigo is the compact, quieter option alongside the larger Blau and the completed Azure. There is one communal pool with solarium, a gym, a multi-purpose residents' room and a garden with Mediterranean planting. Bicycle storage and a gatehouse with video surveillance complete the picture. Every home includes a parking space and a storage room.

Zenity Indigo in figures

At €4,360 per m², Indigo is 13% below the median for new builds in Estepona (€5,038) and below the level of resale homes (€5,021). For a completed home with sea views, that is a strong argument. Each extra bedroom costs €122,000 on average: from €645,000 for two to €740,000 for three and €890,000 for four. For the entry-level home allow €728,940 with VAT (€64,500), stamp duty (€7,740), notary (€3,900) and lawyer (€7,800). Outdoor space is less generous than the indoor area suggests: the terraces are 27% of the living area. The homes have been ready for seven months.

Location

Indigo sits on a gentle slope in La Gaspara, at around 48 metres above sea level, in the western part of Estepona. To the east lies the town, to the west the coast towards Manilva. The area is made up of new developments and quiet residential streets, with the A7 close by for quick connections. It is a place for those who value peace and space more than a café on the corner.

There are different figures for the distance to the sea: the project description says 200 metres, while our measurement comes to around 530 metres as the crow flies and an 18-minute walk to Guadalobón beach. By car you are there in 4 minutes. The hospital is a 5-minute drive, Estepona town centre 10 and Puerto Banús 26.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Zenity Indigo sits at around 48 metres above sea level.

All four homes in our overview have confirmed sea views, with terraces facing the sea. One portal mentions a south-facing orientation. On the ground floor we check on site whether planting restricts the view.

Homes and finishes

Every home has underfloor heating in all rooms, ducted air conditioning, an aerothermal system, a kitchen with top-brand appliances, motorised blinds in the living room and bedrooms, and a reinforced front door. The energy rating is A. As the homes are already finished, we go through them with you: how the underfloor heating and air conditioning work, the finish of joints and joinery, and any snagging items not yet resolved. We also request the community fees and the owners' association's first annual accounts.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Zenity Indigo through Privé.

Who is Zenity Indigo right for?

Indigo suits families and buyers who want to live in Estepona full time or for long periods and need plenty of indoor space, without waiting on a building site. Anyone who prefers a small residence will also feel at home here. Less suitable if you are after a compact holiday apartment or mainly live out on a large terrace.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
